Prestige Group Plans ₹50,000 Crore Residential Project Launches Across Six Cities in FY26
Bengaluru-headquartered Prestige Group has outlined plans to launch residential projects with a gross development value (GDV) of ₹50,000 crore during the current financial year. The planned projects span multiple geographies, including Delhi-NCR, Mumbai, Bengaluru, Hyderabad, Chennai, and Goa, according to company senior vice president Praveer Srivastava.
The group is set to launch projects worth ₹14,000–15,000 crore by the end of the first quarter of FY26. Srivastava said this rollout would mark a significant expansion across key urban centres, including high-value launches in northern and western India.
Prestige Group recently entered the Delhi-NCR market with a ₹12,000 crore residential project in Indirapuram. Of this, ₹9,500 crore has already been approved for development. The company is planning two additional launches in the region—Prestige Bougainvillea Gardens in Sector 150, Noida, and Prestige Imperium in Delhi’s KG Marg. The former is expected by the end of Q1 FY26, while the latter is scheduled for a Diwali launch. Prestige Imperium will feature high-end offerings with prices expected to exceed ₹1 lakh per sq ft.
In Mumbai, Prestige has outlined projects worth ₹10,000 crore for FY26. These will include both mid-income and luxury segments. The group will offer ₹2 crore apartments in Prestige City and premium units valued up to ₹150 crore in its Worli project, Nautilus. Srivastava said the developer is adjusting apartment formats in Mumbai to accommodate both mid-segment and premium buyers, given the city’s high land prices.
In Chennai, the company has plans for ₹3,000–3,500 crore worth of projects during the year. The first launch, Prestige Pallavaram Gardens, is scheduled for end-June. Another project in Madhavaram is planned for Q3. Prestige has also partnered with Arihant Developers to explore additional development opportunities in the city, where apartment prices generally range between ₹10,000 and ₹11,000 per sq ft.
Hyderabad will see projects valued at ₹10,000 crore, including a high-end development in Banjara Hills where units will be priced between ₹8 crore and ₹10 crore. The company is also planning extensions to its existing township and is in the process of acquiring two more land parcels in the city. Srivastava noted that apartments in the ₹1–2 crore bracket, typically sized between 3,000 and 4,000 sq ft, are witnessing stable demand.
In Goa, Prestige Group is preparing launches worth ₹3,000 crore over the next quarter. The projects will include both apartments and villas. The company sees the state as a growing market for leisure housing and is allocating capital accordingly.
Apart from its active pipeline, Prestige Group is examining entry into new urban markets such as Pune, Gurugram, and Noida. While these cities are not currently part of its active portfolio, Srivastava said the company is assessing land opportunities to support future launches.
Prestige is positioning itself to serve the ₹2–3 crore homebuyer segment, which it believes represents the core of current residential demand. At the same time, the group remains open to developing premium housing in high-value neighbourhoods in metros such as Delhi and Mumbai.
Prestige Group’s launch strategy is aligned with city-specific dynamics and demand patterns. While large luxury projects continue in places like Mumbai, Delhi, and Hyderabad, the group is maintaining a steady focus on apartments in the ₹1–3 crore range to drive volumes. The phased launch plan aims to match absorption capacity in each micro-market and reflects a broad geographical diversification.
The company is already operational in six major Indian cities and is now preparing to enter at least three more. Its stated goal is to scale up residential development while retaining flexibility across ticket sizes and formats. According to the group, this approach will support long-term visibility and risk distribution across India’s top property markets.
