YEIDA Approves EWS Housing Scheme and Recreational Zones Near Noida International Airport

The Yamuna Expressway Industrial Development Authority (YEIDA) has cleared several major proposals, including an affordable housing scheme for the Economically Weaker Section (EWS) and the development of large-scale recreational zones near the upcoming Noida International Airport. The decisions were made during YEIDA’s 85th board meeting chaired by chairman Alok Kumar, according to official statements.

As per the approved plan, YEIDA will develop a total of 30,000 residential plots of 30 square metres each for EWS households with an annual income below ₹3 lakh. These homes are intended to meet the growing housing needs of workers expected to be employed at the Noida International Airport and in nearby industrial developments. In the first phase, 4,268 plots will be launched in Sectors 17, 18, and 20.

YEIDA Chief Executive Officer Arun Vir Singh stated that the housing initiative is part of the broader strategy to ensure availability of accommodation for workers close to their employment zones. The proximity to work areas is expected to reduce commuting challenges and help build stable residential communities as the airport and adjoining economic clusters become operational.

In addition to the housing scheme, the authority has approved the development of a recreational zone spread across 1,200 hectares. This includes 700 hectares in Sector 22F and 500 hectares in Sector 23B. These zones fall under land marked as 'recreational greens' in the 2041 master plan. The planned facilities will be integrated into a regional green belt and include a golf course, gymkhana club, Yamuna Haat, and other urban amenities. The recreational components are expected to serve both residents and visitors in the area.

Other planned features include proposals for Kingdom of Dreams, Olympic Village, Imagicaa Theme Park, Aviation Museum, Delhi Gymkhana Club, Oxford Golf Resort, Dilli Haat, and Cubbon Park. These components will be developed under a public-private partnership model, and YEIDA has instructed officials to begin drafting the necessary terms and conditions to invite participation from private investors.

To support the growing infrastructure in the region, the board has also approved the establishment of one new police station and two fire stations. The fire stations will be developed on plots measuring 7,485 square metres each in Sectors 18 and 32.

These announcements are part of a larger plan to shape the area surrounding the Noida International Airport into a balanced urban zone combining residential, industrial, and recreational uses. The developments are also aligned with the broader strategy of promoting integrated urbanisation along the Yamuna Expressway corridor.

According to Vimal Nadar, National Director and Head, Research at Colliers India, YEIDA’s housing scheme for EWS workers provides a critical push for long-term residential growth in the region. He noted that the combination of affordable housing and recreational amenities could differentiate Noida’s airport-linked development zone from other airport regions in India, which often prioritise logistics and warehousing.

He also added that the inclusion of public-private partnership models in these projects is likely to attract institutional capital across various real estate asset classes and stimulate sustained development in the surrounding areas.

The Noida International Airport is currently under construction and is expected to serve as a significant driver for employment and infrastructure growth in the region. The adjacent land parcels managed by YEIDA have already witnessed increased interest from industrial, warehousing, and data center operators.

As these projects move forward, the YEIDA region is expected to grow into a mixed-use area that supports both residents and visitors. By combining affordable housing with recreational facilities, the authority aims to create a balanced environment that meets the needs of workers and encourages wider economic activity around the Noida International Airport.
