Joon Realty Launches ₹450 Crore Luxury Villa Development ‘Adi Grand’ in Jaipur
Joon Realty has announced the launch of its flagship ₹450 crore luxury development, Adi Grand, on the outskirts of Jaipur. Spread across 40 acres, the mixed-use project is designed around carbon-negative principles and is positioned near the upcoming Delhi-Jaipur-Mumbai Expressway (NH148).
The development includes a range of branded villas and a resort-style residential enclave, supported by climate-responsive design and ecological infrastructure. With over 60% of the site reserved as open green space, the layout is anchored by a central man-made lake and low-impact construction systems.
According to Joon Realty, Adi Grand targets the growing segment of high-net-worth individuals (HNIs), non-resident Indians (NRIs), and urban professionals who are increasingly looking for second homes or long-term investments in wellness-oriented real estate.
Adi Grand incorporates various systems aimed at environmental sustainability. The project features passive solar design, solar-powered lighting and water heating, electric vehicle charging, 100% rainwater harvesting, greywater recycling, and on-site waste treatment. The developer describes the initiative as a shift from conventional second-home models to integrated eco-sensitive living.
The site also includes a 75,000 sq. ft. clubhouse, landscaped gardens, golf practice areas, and spa facilities. These components are designed to function within the broader ecological plan without compromising on service standards. The overall design philosophy aims to combine hospitality amenities with permanent residential options.
The development is located adjacent to the Delhi-Jaipur-Mumbai Expressway, currently under construction, which is expected to improve regional connectivity significantly. Adi Grand will be approximately 40 minutes from key Jaipur landmarks such as Hawa Mahal and Amer Fort, placing it within accessible distance from major tourist zones while offering a more secluded environment.

Joon Realty had previously announced a ₹1,125 crore capital expenditure plan, which marked its transition from land banking to active development. The launch of Adi Grand is the first major outcome of that transition.
The announcement follows a broader industry trend toward mixed-use and sustainable real estate projects. According to property consultancy Colliers, investments in India’s mixed-use real estate rose to $191 million in the first quarter of 2025. Such projects are increasingly seen as offering dual value—residential convenience and long-term asset performance.
Citing data, the company also pointed to the projected size of India’s sustainable luxury real estate market, which is estimated to reach USD 39 billion by the end of 2025. Within this context, Adi Grand is being marketed as an investment-grade development that aligns with changing consumer preferences.
The project is currently under construction, with pre-bookings scheduled to open in July 2025. Possession of the villas is expected to begin by early 2027. The developer has not disclosed unit configurations or ticket sizes at this stage.
Joon Realty is expected to release further details over the next quarter as the marketing phase for Adi Grand begins. The company is also likely to use this project as a benchmark for future developments under its revised business strategy.
