315Work Avenue Leases 50,000 Sq Ft to METRO Global Solutions in Pune’s ITPP

Co-working space operator 315Work Avenue has leased 50,000 sq ft of flexible office space to METRO Global Solutions Center Pvt Ltd (MGSC) at International Tech Park Pune (ITPP) in Kharadi. The deal, announced by the company on June 19, adds another large enterprise to the co-working operator’s expanding portfolio in Pune.

MGSC is the Indian arm of METRO AG, the global wholesaler based in Germany, and provides internal technology and business support solutions to the group. The lease agreement signals MGSC’s continued expansion within Pune’s Kharadi micro-market, which has emerged as one of the city’s most active commercial zones over the past decade.

The leased space is located within ITPP, a Grade A commercial development by Ascendas-Singbridge. Spread over 2.5 million sq ft, the park is situated in the northeastern corridor of Pune and is in close proximity to the Pune Lohegaon International Airport. It is already home to multiple global technology and consulting companies and offers large-format offices suited for IT and knowledge services firms.

Following this lease, 315Work Avenue now operates six centres in Pune, with a cumulative footprint of 0.6 million sq ft. Across these centres, the company offers close to 12,000 seats. In Pune, the company has collaborated with leading real estate developers including Ascendas, Panchshil Realty, and K Raheja Corp to operate managed office spaces for enterprise occupiers.

Nationally, 315Work Avenue operates 3 million sq ft of co-working and managed office space across 45 locations in Bengaluru, Mumbai, Chennai, Hyderabad, and Pune. The company has grown steadily since inception and is now focusing on deepening its presence in major urban centres by targeting larger enterprise leases.

According to Manas Mehrotra, founder of 315Work Avenue, the demand for flexible office formats continues to rise among enterprise occupiers. “We continue to see a significant rise in demand for co-working spaces from corporates of all sizes as flexible workspace has become a key component in their real estate portfolio to enhance employee productivity, foster collaboration, and optimise operational costs by scaling up or down as per business requirements,” he said.

The lease comes shortly after another expansion by the operator in Pune, where it took up 56,000 sq ft in a separate facility. The twin transactions demonstrate the company’s focus on addressing the growing demand for plug-and-play office environments that can accommodate hybrid work models.

Industry data supports this trend. According to a 2025 report by JLL, flexible workspaces contributed to 20% of India’s office leasing activity in 2024. The consultancy projects that total flex space stock across India’s top seven cities will cross 100 million sq ft by 2026. Major contributors to this growth include large occupier deals in cities like Bengaluru, Pune, and Hyderabad.

Kharadi, the micro-market where this lease has occurred, has steadily gained prominence as a commercial office hub over the last decade. It is now home to several global capability centres (GCCs) and technology parks developed by both institutional and local real estate players. The area is known for its access to transport infrastructure, proximity to residential areas, and a growing number of retail and hospitality facilities.

The growth of co-working providers like 315Work Avenue, WeWork India, Smartworks, and Awfis is closely tied to the increased preference for scalable, cost-optimised office strategies. These operators work in partnership with landlords to offer flexible leasing models that cater to the evolving workspace requirements of modern companies.

The International Tech Park Pune, where MGSC has taken up space, is a multi-building campus offering shared amenities and integrated building management. It has consistently attracted demand from tenants in the technology, financial services, engineering, and back-office services sectors.
