Brigade Group has set aside around ₹40,000 crore for the next three years. Most of it will go into homes.
The Bengaluru-based developer shared the plan on October 8, the day it marked 40 years in business. Executive Chairman M R Jaishankar outlined it for reporters. The group plans to build a pipeline of around 40 million sq ft across its markets. The money will go into housing, commercial, retail, hospitality and warehousing projects in major cities.
Where the money will go
Jaishankar was specific about the split. "About 70% of the planned investment will be allocated to residential projects, 20% to commercial developments and 10% to hospitality," he said.
On those shares, housing gets roughly ₹28,000 crore. Commercial gets about ₹8,000 crore and hospitality about ₹4,000 crore. Warehousing is part of the company's emerging businesses and sits alongside these core segments.
Brigade expects the projects to generate a gross development value of around ₹65,000-70,000 crore.
The company will fund the plan through a mix of internal accruals, project-level financing and strategic partnerships. It may also use other funding avenues. Brigade said it will keep a disciplined approach to capital allocation.
Four decades in, with more World Trade Centres on the way
Brigade has developed more than 110 million sq ft across 300 projects in 40 years. It now has a presence in 10 cities. Its portfolio covers residential communities, office developments, retail destinations and hotels.
Jaishankar tied that record to the company's early thinking. "Brigade was built on the belief that real estate is ultimately about creating places that have enduring value for people, businesses and communities," he said. He added that the group has grown with the cities and markets it operates in, adapting to changing aspirations and economic realities.
The World Trade Centre platform will stay a key pillar of Brigade's commercial growth strategy. The group has built a portfolio of WTC developments and has now secured licences for three more. These are in Devanahalli and Whitefield in Bengaluru, and in Coimbatore.
