Godrej Properties has signed a development deal for a 2.5-acre land in Marine Lines, South Mumbai on which it will develop a luxury housing project that is expected to fetch overall revenue of around Rs. 6,000 crore. The project will expand the developer’s presence in the premium housing segment in South Mumbai.
The Rs. 6,000 crore figure represents the estimated revenue potential of the development based on current business assumptions, rather than the amount being invested in the project. The agreement adds another high-value residential development to Godrej Properties’ Mumbai portfolio.

Godrej Properties takes up 2.5-acre Marine Lines project

The company has tied-up to develop roughly 2.5 acres of land in Marine Lines, one of South Mumbai's premier residential localities. Godrej Properties intends to develop the project as a luxury housing project but has not disclosed the number of flats or apartments and sizes of units on offer.
The Marine Lines development comes on top of Godrej Properties' existing premium and luxury housing portfolio across South and Central Mumbai. Godrej Properties has made extensive investments in developing upscale and luxury housing segments across South and Central Mumbai. As such, the Marine Lines project fits right into the company's overall growth strategy.

Marine Lines adds another luxury project to South Mumbai

Marine Lines has limited availability of developable land and is located close to several established business, cultural and lifestyle districts. Its position along Mumbai’s coastline and connectivity to other parts of the city have also supported its appeal for premium housing.
The project comes as developers continue to add luxury housing in South Mumbai, where new developments often involve redevelopment or the use of relatively limited land parcels. The location also places the project within the broader South Mumbai luxury housing market, which has seen continued activity in recent months.

Godrej expands its luxury portfolio in Mumbai

The Marine Lines development adds to Godrej Properties’ existing premium and luxury residential presence across South and Central Mumbai. Its portfolio in these markets includes projects such as Godrej Trilogy in Worli and Godrej Avenue Eleven in Mahalaxmi.
The company has said its premium and luxury projects in Mumbai have received a strong response, with its South Mumbai developments forming an important part of this portfolio. The new project therefore gives the developer another large-value residential opportunity in the city while expanding its presence into Marine Lines.

Mumbai luxury housing market remains active

The new project comes against continued activity in Mumbai’s high-end residential market. Homes priced at Rs. 10 crore and above recorded sales worth Rs. 18,512 crore in the first half of 2026, up 12% from the year-earlier period.
The rise in luxury home sales points to continued activity in Mumbai’s high-end residential segment. For Godrej Properties, the Marine Lines project adds to this pipeline with a development that has an estimated revenue potential of Rs. 6,000 crore.
The project also comes as developers continue to look for opportunities in established parts of Mumbai, where land availability is limited and demand for high-value homes remains concentrated in select locations.
