DLF sells all 172 senior living homes at The Aureva in Gurugram for ₹1,985 crore

A retirement home that costs ₹11.5 crore on average has sold out. DLF said on Sunday that it has sold all 172 homes at The Aureva, its newly launched senior living project in Gurugram, for about ₹1,985 crore.

DLF made the announcement in a regulatory filing. The company said the sales show strong demand for thoughtfully planned luxury retirement communities. It said such communities bring together luxury, wellbeing, convenience, healthcare access and community engagement. DLF is the country's largest real estate firm.

The Aureva is spread across 4.17 acres in Sector 63, Gurugram. It is meant for senior citizens. DLF is developing 172 luxury residences in the project. The total carpet area is over 4 lakh sq ft, and the total saleable area is over 7.5 lakh sq ft.

The average price per apartment is ₹11.5 crore. The homes were sold at ₹28,000 per sq ft. At that average, the 172 homes add up to roughly ₹1,980 crore, in line with the total DLF reported. The company's statement, as reported, does not give a breakdown of prices by unit or any details on the buyers.

Healthcare is part of the pitch. The project will have a professionally managed on-site medical centre with emergency response support.

Aakash Ohri, Managing Director and Chief Business Officer of DLF Home Developers Ltd, said the project represents "DLF's vision of redefining luxury retirement housing in India." He added that the strong market performance shows growing demand for premium, experience-led residential offerings in this segment.

Why it matters for DLF

The sell-out comes after a slow stretch. In 2025-26, DLF's sales bookings, also called pre-sales, fell 5% to ₹20,143 crore. The year before, bookings had hit a record ₹21,223 crore.

This year has started weaker. DLF has given an annual sales bookings guidance of ₹20,000 crore for 2026-27. In the first quarter, bookings fell 94% year-on-year to ₹657 crore.

Against that, ₹1,985 crore from a single project is about three times the first quarter's bookings. It is also close to a tenth of the full-year guidance. The filing does not say how much of the sale will be counted in this fiscal, so the effect on reported bookings will become clear only in later results.

DLF has the scale to keep launching. The company has developed more than 185 real estate projects covering over 352 million sq ft. The group has 275 million sq ft of development potential across residential and commercial segments, including projects under execution. It also has an annuity portfolio of 50 million sq ft.

DLF is mainly in the business of developing and selling residential properties. It also builds and leases commercial and retail properties.

The Aureva is a test of how much buyers will pay for homes designed around retirement. The filing's answer is a full sell-out.
