In an exclusive interaction, with The Realty Today, Ravi Saund, Founding Director of Emperium Group, shares insights into the company’s upcoming flagship development in Gurugram, its disciplined approach to expansion, and the philosophy of delivering ahead of time. He discusses how Emperium is bridging the gap between promise and performance in real estate while focusing on sustainability, low-density living, and long-term value creation.

1. As Emperium continues its rapid growth journey, what is the target revenue anticipated from this upcoming flagship project, and how does this launch elevate the brand's overall position in the real estate market?
Emperium’s another upcoming iconic development in Gurugram is an important step forward for us, not just in terms of scale, but in how we continue to strengthen our position and build value through superior sustainability, innovation, and top notch amenities in the residential market. The projected revenue for the project is estimated at INR 167 crore. It is a low density development that offers strong value for money. We see this as a milestone in our journey of building legacy worthy homes with a clear intent to deliver the best possible value to our buyers.
Over the last few years, we have focused on doing one thing right, committing only to what we can deliver and delivering it ahead of time, always. That approach has helped us deliver over 1.68 million square feet and earn the trust of more than 6,000 families to date across Haryana. With this development, we are building on that foundation as we move towards delivering 3.23 million square feet over the next three years.
More than anything, the upcoming project reflects how we see the market today. There is a clear gap between what is promised and what is delivered. This development is our way of reinforcing that real estate can still be built on trust, discipline, and long term planning. It strengthens our position as a value driven developer in a market that is increasingly looking for reliability over noise.
2. The Dwarka Expressway corridor is booming right now. What key facilities and location advantages does this project offer, and why is this the right time for homebuyers to invest here?
The Dwarka Expressway corridor is at investment ready stage right now. It is transitioning from an emerging location to becoming Gurugram’s next sought after residential, commercial, and entertainment hub. This transition phase is usually where both end users and investors see the most meaningful value.
From a connectivity standpoint, the corridor offers strong access to New Delhi, key parts of Gurugram and more. Equally important is the pace at which social infrastructure such as schools, healthcare facilities, and retail is developing around it.
At Emperium Premio located in Sector 37C, our first premium development in Gurugram, approximately 1.5 km from the Dwarka Expressway, the project offers elite amenities that align with the best with modern living, including an exclusive residents only club featuring a gold standard gym, an infinity pool, and a host of other premium lifestyle facilities. The project was completely sold out in seven days, with nearly 1,500 potential buyers visiting and experiencing it firsthand. This level of engagement reflects growing buyer confidence in the location and in Emperium’s brand reliability.
For us, location is an integral part of the equation, but the way a project is planned matters just as much. With low density layouts, ultra premium amenities, and a strong focus on community living and sustainability, we ensure that buyers are investing not just in a location, but in a complete living experience that holds value over time for generations.
3. How has Emperium structured its financial and operational framework to guarantee that construction will commence swiftly and delivery timelines will be strictly honoured once the RERA number is active?
For us, delivery timelines are not a commitment made at the end, they are planned from the very beginning.
Our approach has always been simple. We commit only to what we can deliver, and we ensure that the groundwork, including planning, approvals, and execution readiness, is in place before moving forward. This is one of the key reasons why we have maintained 100 percent on time or before time delivery across all our projects.
We also follow a disciplined expansion strategy. We do not take on projects simply to scale quickly. Each development is carefully evaluated in terms of location quality and execution capacity. This control allows us to maintain consistency across projects.
Buyers today are far more aware, and rightly so. They want to see progress, not just promises. In projects like Emperium Premio, buyers have been able to witness the pace and quality of construction firsthand, which builds confidence even before completion.
From a structural standpoint, every development detail is planned well before the first brick is laid. We follow a well thought out operational playbook where strategic planning translates into strong execution speed without compromising the final product. From the use of Building Information Modelling, 4D sequencing, and volumetric prefabrication to streamline construction, timelines are efficiently scheduled and accelerated.
This efficiency is further strengthened by the use of Mivan construction technology across all projects. The aluminium framework system enables faster structural development while ensuring greater strength and durability compared to conventional methods. For Emperium Group, precision driven planning and advanced construction technologies are not just operational choices but a long term philosophy.
4. Sustainability is a core part of Emperium's projects. What specific green features, technologies, and eco-friendly designs are you incorporating into this new development?
We have always believed that sustainability should not be treated as an add on. It must be integrated into the design of a project from day one.
Across our developments, we are aligned with IGBC Platinum and Gold standards, reflecting our commitment to environmental responsibility. Beyond certifications, our focus is on creating spaces that are healthier, more efficient, and more liveable over the long term.
Our upcoming iconic development on Dwarka Expressway reflects this approach through low density planning, a strong emphasis on open and green spaces, and designs that allow for better natural light and ventilation. The project is being developed as an IGBC Platinum rated development. These decisions directly enhance the quality of life for residents while benefiting the environment.
We have also integrated systems that improve resource efficiency and reduce long term environmental impact, including rainwater harvesting, waste management systems, EV charging infrastructure, and energy efficient solutions.
For us, sustainability is closely linked to value. A well designed and efficient home is not only better for the environment but also for the people living in it across generations.
5. Does Emperium have any other new projects in the pipeline, or are you planning to launch anything else in the near future?
We have always taken a measured approach to expansion, and that will continue going forward.
Our focus remains on strengthening our presence across key markets in Haryana, particularly in locations where we see long term residential demand and infrastructure growth. At the same time, we are exploring opportunities beyond residential, including industrial and mixed use developments that combine residential and commercial spaces.
This upcoming flagship development in Gurugram is part of that broader roadmap, reflecting both our confidence in the market and our commitment to expanding responsibly.
Emperium is set to launch its next iconic project in Sector 88A along the premium Dwarka Expressway corridor, offering strong connectivity to IGI Airport and key hubs of Gurugram such as Cyber City and Ambience Mall. The project is also well connected to reputed schools such as St. Xavier’s High School and leading hospitals including Medanta and Artemis Hospital. It is located in close proximity to a proposed metro station.
This development is ultra premium, offering elite amenities designed for a select few. As we move forward, our intent is to build on the trust we have established with our existing buyers while continuing to evolve with the expectations of today’s homebuyers through every project we deliver.
