The Ugadi–Navratri period continues to be a significant trigger for homebuying sentiment and this year we are already witnessing a noticeable uptick in enquiries, site visits and conversions across the Pune PMR region.What stands out is the maturity of demand—largely driven by end-users who are more informed, decisive and focused on long-term value.
Interestingly, this festive season is also seeing a supply-side constraint. A relatively lower number of new project launches—primarily due to delays in environmental clearances in PCMC and the surrounding 5 km radius, along with pending demarcation approvals—has led to a tighter inventory pipeline. As a result, demand is currently outpacing fresh supply, translating into healthy bookings across multiple micro-markets.
