CRC Group To Launch ₹1,500-Crore Ultra-Luxury Residential Project in Greater Noida

CRC Group has announced the launch of a ₹1,500-crore ultra-luxury residential project in Greater Noida named CRC The Peridona. The project, located within the Jaypee Greens Golf Course, aims to cater to a niche market with high-end specifications and expansive residential offerings.

The project will be developed on a seven-acre land parcel and will comprise seven towers, each rising to approximately 42 storeys or 160 metres in height. The towers will accommodate a total of 341 residential units, which will include 4 BHK apartments, duplex units, and exclusive villas.

The 4 BHK apartments are planned with floor areas exceeding 4,000 sq ft. The duplex units will be around 10,000 sq ft, and each of the two villas will span about 15,000 sq ft, indicating the scale and exclusivity of the offerings.

Of the total 3.1 million sq ft of development planned, about 2.1 million sq ft is designated as saleable area. The rest will be allocated for landscaped open spaces, a nature park, and direct access to the golf course.

The launch represents CRC Group’s formal entry into the ultra-premium residential segment. The group, based in Noida, has been active in the mid and premium housing markets across NCR and sees this development as a step towards diversifying into the luxury category.

According to the company, the project will feature a clubhouse covering over 1 lakh sq ft, along with other facilities such as an 18-hole night golf course, nature trails, water bodies, and vehicular-free zones. All units will be offered by invitation only, indicating the company's intent to maintain exclusivity in sales.

The project has been designed in collaboration with international firms. The design team includes:

  • Killa Design, known for its work on the Museum of the Future in Dubai
  • Rockwell Group, a New York-based interior design firm
  • Gensler Architects, recognized for their expertise in large-scale architecture
  • SWA Group, specialists in sustainable landscape architecture
  • MACE, a global construction and project management firm

The Peridona has been positioned as a landmark project in Greater Noida’s residential real estate market, aiming to attract both domestic and international buyers. CRC Group stated that the project is expected to generate a topline of approximately ₹3,200 crore, more than double the projected investment outlay, excluding the land cost.

Salil Kumar, Director of Marketing and Business Management at CRC Group, said the project reflects a push toward international design standards and delivery capabilities. He added that the company is looking to establish long-term value for both end-users and investors through high-quality construction and differentiated product offerings.

The location within Jaypee Greens Golf Course is a critical element of the project’s appeal. It allows residents access to an operational 18-hole golf course, while also providing green cover and open space, which is often limited in high-rise urban developments.

CRC Group has stated that The Peridona will incorporate eco-sensitive design principles, though specific sustainability certifications or targets (e.g., IGBC or GRIHA ratings) have not been disclosed at this stage. However, the company mentioned the inclusion of low-emission building materials, water-saving landscaping systems, and improved building envelope performance as part of the design.

Further details on material procurement, construction timelines, or phasing were not announced, but the developer indicated that project execution would be overseen by MACE to ensure timeline adherence and quality assurance.

The launch of The Peridona comes amid rising demand for large-format homes, particularly among HNIs and NRIs. Post-pandemic shifts in housing preferences and improved market sentiment in Noida and Greater Noida have encouraged several developers to explore the luxury and ultra-luxury segments.

With its planned apartment sizes, global design tie-ups, and location within a functioning golf course, CRC Group’s new project could serve as a benchmark for future large-scale, high-end developments in the region.

Greater Noida, traditionally viewed as a mid-income housing destination, has seen limited luxury housing stock in comparison to Gurgaon or Noida. Projects like The Peridona signal a possible shift in perception and investor interest, especially with infrastructure improvements and
