A Move Towards Integrated Condominiums with High-Street Retail; Key Highlights

The Indian residential real estate sector is witnessing a noticeable transition in the design of new luxury developments. This is because the developers are increasingly opting for integrated condominiums that combine luxury residential spaces with high street retail and lifestyle offerings, in line with the demand from homebuyers to have access to facilities and services within walking distance of their homes. Such projects are being developed by the likes of DLF, Hero Realty, M3M, and Tribeca Developers.

The rising demand for integrated developments is also evident in the industry data. According to the report “Rise of Mixed-Use Developments in India 2025” by JLL, mixed-use townships currently contribute to around 35% of the residential absorption in major Indian cities, led by developments that combine residential, retail, office, and entertainment spaces into a single neighborhood.

In New Delhi, the DLF Midtown project in DLF City is a shining example of this phenomenon. Designed as a self-contained township, this project brings together luxury residential offerings, large parks, social infrastructure, and Midtown Plaza, a high street retail destination conceptualized to cater to not only the residents but also the entire catchment area. This project is changing the skyline of West Delhi and is set to make Moti Nagar a new luxury residential destination, which could well be the only township in Delhi where luxury high-rise condominiums are offered along with high street retail.

The real estate sector of Dwarka Expressway is undergoing a shift to become a prime destination for fully integrated condominium projects, which in turn is altering the landscape of residential offerings. The real estate sector is also witnessing the integration of high street retail properties into luxury residential projects.

Adding to this, Rohit Kishore, CEO, Hero Realty, who is developing a luxury residential project on Dwarka Expressway, integrated with a high street retail shared, “Integrated condominiums with high-street retail are a natural progression in India's evolving urban landscape. This shift reflects the increasing demand for a lifestyle that homebuyers desire, valuing more than just a well-designed residence. There is a strong need for convenience, community, and connectivity all within one address. This approach reduces the need for long commutes and enhances lifestyle value. Pune too is treading the same path, especially in its established residential hubs. Tribeca Developers is also expanding its presence in the triple play of luxury living with the best of residential skyscrapers and well-designed high-street retail experiences. The Ark, located in South Pune’s NIBM area, includes six residential towers and Tribeca Highstreet, the city’s largest open-air retail boulevard spread across 300,000 sq. ft.

From a planning and leasing perspective, the momentum behind integrated formats is also visible in the retail sector. Cushman & Wakefield’s 2025 Indian retail report notes a 25% increase in integrated retail leasing in Delhi NCR, driven by developments that prioritise walkability and lifestyle-led design.

Smartworld One DXP in Sector 113 reflects this approach. This is the first adress in Dwarka,Expressway.  At the same time, it provides a mix of luxury homes along with a retail street, Smartworld One DXP Street. This ensures that essential services are provided right at the residents' doors.

With the increased density that Indian cities face and changes in the expectations of buyers, the integrated condominium with high street retail is now becoming more integral to new residential projects. With this innovation, developers are creating neighborhoods that focus on living, not just projects.
