SILA and Xempla have announced a strategic initiative to trial and validate an AI-first Facilities Management (FM) delivery model — a breakthrough designed to demonstrate how artificial intelligence can transform both hard and soft services across India’s built environment.

This collaboration combines SILA’s deep operational expertise and national footprint with Xempla’s proven AI platform for autonomous maintenance, decision support, and predictive operations. The goal is to operationalize and validate the value of an AI-driven FM model that can then be scaled across India’s diverse facility landscape.

Commenting on the partnership Raghav Kapur, Executive Director – Services, SILA said,  “The FM industry in India is at a critical inflection point — one where technology and data can unlock real performance gains. Our partnership with Xempla is a significant step toward proving that AI-first delivery is not just the future of FM, but an operational reality that brings measurable value to our clients. By enabling smarter resource allocation and predictive operations, this model will help us drive higher efficiency and material cost savings across facilities.”

Reimagining FM for India India’s FM sector is large, people-intensive, and ripe for transformation. The current model depends heavily on manual supervision and reactive maintenance. Through this initiative, SILA aims to demonstrate that an AI-first operating approach can drive:

  • Reduced reactive maintenance and downtime through autonomous fault detection and triage
  • Optimized manpower planning and resource efficiency across sites
  • Data-driven procurement and predictive scheduling to cut waste and improve service reliability
  • Outcome-based management, with measurable energy and cost savings
Umesh Bhutoria, Founder & CEO, Xempla said: “We’ve built our AI platform to accelerate decision-making and empower on-ground teams, not replace them. Working with an industry leader like SILA will help validate the model at scale and demonstrate how autonomy and predictive operations can reshape FM outcomes across India.”

The initiative extends across the full spectrum of FM operations — from engineering systems and maintenance to housekeeping, security, and other soft services — drawing on learnings from Xempla’s proven work in Hard FM to enhance end-to-end efficiency and service quality.

AI Tailored to India’s Operating Realities: Unlike global off-the-shelf systems, Xempla’s AI platform is designed to thrive amid the real-world complexities of Indian FM — where data sources range from advanced Building Management Systems to simple spreadsheets and logbooks.

This flexibility enables the model to be tested and proven across multiple facility types — from industrial and commercial sites to large multi-tenant buildings — reflecting the true diversity of India’s FM ecosystem.

The initiative will serve as the foundation for a scalable AI-first operational model for India’s FM industry. Upon validation, the framework can be adopted within SILA’s portfolio and offered to clients seeking measurable performance, reliability, and sustainability gains — creating a new benchmark for data-led FM operations in India.
