Prestige Group, one of the leading real estate developers in South India, has announced a strategic shift in its housing portfolio to focus on mid-segment homes in the ₹2–3 crore price range. This change is aimed at meeting rising demand from salaried homebuyers in key technology-led cities such as Bengaluru and Hyderabad.

According to the company’s senior vice president Praveer Srivastava, the developer sees sustained traction in this ticket size from working professionals looking for homes that balance quality, location, and amenities. Srivastava confirmed that the group is consciously realigning its pipeline to serve this segment more effectively, particularly in urban markets with growing salaried populations.

In FY24, Prestige Group’s launches were largely focused on the luxury category, with projects like Prestige White Meadows and Raintree Park offering units priced as high as ₹6.5 crore. In contrast, this year’s projects are being recalibrated with unit sizes and configurations that suit the ₹2–3 crore price band. In Bengaluru alone, new apartment launches are planned across Whitefield, Bannerghatta Road, and Kanakapura Road, with a cumulative city-wise launch value pegged at around ₹2,000 crore.

The developer is also re-entering the villa segment after a long pause, with plans to introduce high-end standalone homes in Bengaluru and township-based villas in Hyderabad under the Prestige City banner. In Goa, a mix of standalone and gated villas is being designed. These premium offerings will be priced in the ₹10–15 crore range, targeting a different customer profile seeking independent living formats.

In the plotted development space, Prestige Gardenia in North Bengaluru, an 800-plot project, is nearing full sales. Each plot is priced at approximately ₹1.5 crore, reflecting the strong demand for land in planned communities. The company plans to launch ₹1,500 crore worth of plotted projects in Bengaluru alone this year.

On the business performance side, Prestige Group aims to significantly scale up its topline, targeting ₹50,000 crore in cumulative home sales by FY28–29. The group closed the last financial year with ₹17,000 crore in sales and is anticipating record numbers in the first quarter of FY26. Srivastava noted that projects worth ₹10,000 crore have already been launched in the first quarter, and the total value of Q1 launches is expected to reach ₹14,000–15,000 crore.

For the current financial year, Prestige is targeting ₹50,000 crore worth of launches across key markets such as Goa, Bengaluru, Delhi, Hyderabad, Chennai, and Mumbai. These launches will include a mix of apartments, villas, and land developments. The company is also preparing to enter new urban centres—namely Pune, Gurugram, and Noida—which have so far remained outside its portfolio but are now being seen as growth corridors due to rising demand for quality housing.

While the primary focus is now shifting towards mid-income housing in tech-driven and emerging cities, the company is not abandoning its luxury aspirations. Srivastava emphasized that Prestige will continue to build marquee projects in prime locations, maintaining its brand positioning around aspirational real estate.

With its upcoming project pipeline spread across multiple price points and geographies, the Group appears to be balancing volume-driven growth with the brand's legacy of high-quality developments.
