FabInvest, a fractional real estate investment platform, has fully funded Rs. 75 crore for an upcoming Grade A office project in Hyderabad’s HITEC City. The investment is the company’s largest single-project deployment so far and takes its assets under management (AUM) beyond Rs. 305 crore.
The project marks FabInvest’s entry into large-scale commercial office investments. The platform’s earlier projects in Hyderabad and Bengaluru were largely in the residential segment, with individual investments typically ranging between Rs. 20 crore and Rs. 30 crore.
The new project will be a ground plus 16 storey development in one of Hyderabad’s well established IT and commercial areas. The company intends to increase the share of commercial property in its portfolio and the company expects to offer further investment opportunities to investors over the next few months.

FabInvest Takes Up Its Largest Project With Rs. 75 Crore Investment

The Rs. 75 crore funding represents a significant increase in the scale of investments undertaken by FabInvest. The company said the project had been fully funded, taking its AUM to more than Rs. 305 crore.
Its earlier portfolio included residential developments in Hyderabad and Bengaluru. These projects generally involved investments of Rs. 20 crore to Rs. 30 crore, making the HITEC City office development a larger commitment for the platform.
The company’s move into commercial property also broadens the range of assets available through its investment platform. Office developments in established business districts are a different segment from residential projects, with their performance linked to factors such as tenant demand, occupancy and the eventual sale or leasing of the property.
FabInvest has indicated that it intends to pursue more commercial opportunities as it expands this part of its portfolio.

Office Tower Planned in Hyderabad’s HITEC City

The proposed development is a Grade A office building with a ground floor and 16 upper floors. It is situated in HITEC City, which is among Hyderabad’s main information technology and commercial corridors.
Details on the company’s project page indicate that the development involves land acquisition of 1,800 square yards and an expected landlord’s share of around 50,000 sq. ft. The project has a stated holding period of three years, with a sale or leasing planned after construction.
The location is surrounded by major commercial developments, including Raheja Mindspace, Phoenix Avance and Cyber Towers. Gachibowli is also located nearby, placing the project within a wider office market that attracts technology companies and other corporate occupiers.
The company has described the development as being surrounded by more than 300 multinational companies. However, the presence of companies in the surrounding business district does not establish that any of them have committed to occupying the proposed building.

FabInvest Looks to Grow Its Commercial Property Portfolio

FabInvest operates through a fractional real estate investment model, in which multiple investors participate in property investments rather than funding an entire asset individually. The platform identifies projects and offers investors an opportunity to participate through smaller contributions.
For the HITEC City development, the company lists a minimum investment of Rs. 50 lakh against the total project investment of Rs. 75 crore. The project page also outlines a three-year holding period, followed by a proposed sale or leasing after construction.
The platform’s earlier projects included residential developments in locations such as Kokapet in Hyderabad and Sarjapur in Bengaluru. The latest investment therefore adds a larger commercial asset to a portfolio that has so far included several residential projects.

Hyderabad’s Office Market Draws Commercial Investment

This investment comes amidst an active office market in Hyderabad driven by demand from GCCs and multinational occupiers. In fact, Hyderabad saw a strong 5.9 million sq. ft of gross leasing activity in the first half of 2026, with GCCs contributing 4.3 million sq. ft or 73% of the total. Other major cities also saw an uptick with India’s top six cities seeing a combined 41.6 million sq ft of office leasing activity in H1 2026.
HITEC City falls within the western corridor of Hyderabad and includes well established commercial areas such as Madhapur and Gachibowli. It has become an important business hub for Hyderabad due to the high concentration of offices and corporate occupiers.
For FabInvest, the Rs. 75 crore project marks a move into a larger commercial investment category. The development’s eventual performance will depend on its completion, leasing or sale prospects and the demand for office space when it enters the market.
