Arkade Expands in Western Suburbs with Goregaon Redevelopment Deal Worth ₹350 Crore
Mumbai-based Arkade Developers Ltd has added a new redevelopment project in Bangur Nagar, Goregaon West, to its portfolio, with an estimated revenue potential of ₹350 crore. The project further strengthens the company’s footprint in the Goregaon-Malad micro-market, where it already has several completed and ongoing developments. This move reinforces Arkade’s strategic focus on redevelopment opportunities in Mumbai’s western suburbs, a region that continues to experience steady demand for upgraded residential and mixed-use spaces.
The project spans 1.1 acres and involves the redevelopment of an existing residential society. It will be developed into a mixed-use complex comprising both residential and commercial units. The total RERA saleable area is expected to be approximately 86,000 square feet. The proposed configuration includes 2 and 3 BHK units, targeting urban homebuyers and small-scale commercial users. The redevelopment aligns with Arkade’s strategy of acquiring well-located parcels in established neighbourhoods where redevelopment potential is high due to ageing buildings and infrastructure.
The redevelopment site is located in Bangur Nagar, a part of Goregaon West that is well connected to SV Road, Link Road, and the metro corridor. The locality has a stable social infrastructure with access to schools, hospitals, and commercial centres. This enhances the project’s potential to attract interest from both homebuyers and commercial tenants. The company expects this project to benefit from consistent demand for redevelopment-led housing in the area.
Arkade Developers has been active in the Mumbai real estate market for over 39 years. The company has completed 31 projects and has served more than 5,500 families. It has delivered over 5.5 million square feet of constructed space and currently has more than 2 million square feet under development. The company focuses primarily on residential projects, with select commercial integrations in its redevelopment plans. This latest acquisition continues its expansion in the Mumbai Metropolitan Region (MMR), particularly within areas where redevelopment is a key driver of real estate growth.
Amit Jain, Chairman and Managing Director of Arkade Developers Ltd, noted that the move reflects the company’s continued focus on high-potential redevelopment sites in established residential clusters. He highlighted that Goregaon remains a strategic location due to its strong connectivity, population density, and demand for modern housing options.
Company officials have indicated that this acquisition reflects Arkade’s continued interest in value-driven redevelopment opportunities in older housing clusters. According to the company, redevelopment in zones such as Goregaon and Malad allows for optimised use of land parcels and helps meet the city’s growing demand for modern, regulated housing. While the project is currently in the acquisition stage, further announcements regarding launch timelines, approvals, and RERA registration are expected over the coming quarters.
The company maintains a focused approach toward acquiring residential societies for redevelopment under cluster or individual society models. By doing so, it aims to cater to the urban population’s need for improved housing without requiring greenfield land acquisitions, which are increasingly limited within city limits.
Arkade’s broader business strategy continues to revolve around identifying and executing redevelopment projects that offer long-term value. With Mumbai's urban fabric undergoing a transformation through such initiatives, the company expects to maintain a steady pipeline of similar deals in the Goregaon-Andheri belt and other parts of the western suburbs.
