Two NCR Growth Corridors Compared: Dwarka Expressway and Noida–Greater Noida

Delhi-NCR’s residential real estate market is increasingly being shaped by infrastructure, connectivity and access to employment hubs. In 2026, two corridors stand out in this transformation: Gurugram’s Dwarka Expressway and the Noida-Greater Noida Expressway.

Both locations have attracted strong developer and buyer interest, but their growth stories are playing out differently. While Noida-Greater Noida corridor is seeing stronger momentum in under-construction housing, the Dwarka Expressway is currently ahead in completed-home prices and rental growth.

According to Savills India’s Delhi-NCR Residential Market Watch for H1 2026, the two corridors are emerging as important premium housing destinations, although they offer different propositions to buyers and investors.

Dwarka Expressway leads on current performance

Dwarka Expressway is now considered as one of Gurugram’s strongest-performing residential micro-markets in the first half of 2026.

Capital values of completed residential properties on the corridor increased 6% year-on-year, compared with just 2% growth across Gurugram. Plot values performed even better, rising 16% during the period.

The rental market has been particularly strong. Rents on Dwarka Expressway climbed 22% year-on-year in H1 2026, significantly ahead of the 11% growth recorded on Golf Course Road and the much slower growth across several other Gurugram micro-markets.

The performance reflects growing demand from corporate professionals, affluent end-users and expatriates looking for homes with better connectivity and access to social infrastructure.

The corridor is also becoming increasingly important for premium housing supply. Although luxury residential launches in Gurugram fell 28% year-on-year to 4,549 units in H1 2026, nearly 70% of new launches were concentrated across Dwarka Expressway, Golf Course Extension Road and Southern Peripheral Road.

Noida-Greater Noida Expressway builds its future-growth case

The Noida-Greater Noida Expressway presents a somewhat different picture.

While completed residential property values across Noida declined 2% year-on-year, values on the Expressway increased 3%, making it one of the city's more resilient premium residential markets.

The bigger story, however, is under-construction housing.

Average capital values of under-construction properties across Noida increased 15% year-on-year. On the Noida-Greater Noida Expressway, the increase was significantly higher at 28%. This compares with 13% growth in Sector 150 and just 4% across other Noida locations.

The corridor also accounted for nearly 73% of Noida’s luxury residential launches during H1 2026. This concentration suggests that developers are increasingly directing premium housing supply towards locations where buyer demand and infrastructure prospects are stronger.

Connectivity remains the biggest differentiator

For Dwarka Expressway, the key advantage lies in its established connectivity between Delhi and Gurugram, along with improving social infrastructure and proximity to major employment centres. With the expressway operational, the corridor has moved beyond being purely an infrastructure-led investment story and is increasingly developing into an established residential market.

For the Noida–Greater Noida Expressway, the growth proposition is more closely linked to the region’s expanding infrastructure and future economic potential. Proposed and ongoing projects, including the Aqua Line extension, FNG Expressway and the proposed Ghaziabad–Jewar RRTS corridor, could further strengthen connectivity across the region.

The operationalisation of Noida International Airport at Jewar is also expected to add a new dimension to Greater Noida’s growth story by strengthening regional connectivity, attracting investment and supporting business expansion.

So, which corridor is better for buyers?

The answer depends largely on the buyer’s objective.

For buyers willing to take a longer-term view, Noida-Greater Noida Expressway offers a compelling growth story. The 28% increase in under-construction property values indicates strong market expectations, while upcoming connectivity projects could support further development.

For someone looking for a home in an established premium market with stronger rental demand and demonstrated appreciation in completed properties, Dwarka Expressway currently has the advantage. Its 6% rise in completed-home values and 22% rental growth point to strong demand in the market today.

Ultimately, neither corridor can be declared an outright winner. Dwarka Expressway is currently stronger on present-day performance, while Noida-Greater Noida Expressway is gaining ground as a future-growth market. For homebuyers, the decision should therefore go beyond price appreciation. Factors such as location, developer track record, delivery timelines, connectivity, social infrastructure, rental demand and the intended holding period will remain critical in determining which corridor offers the better fit.
