Why Gurugram Is Emerging as India’s Next Major Hub for Large-Scale Luxury Senior Living

India is set to witness the emergence of a new real estate segment that has remained largely untapped for years, despite growing demand - luxury senior living. For a long time, this category stayed confined to retirement towns like Dehradun, Neemrana, Coimbatore and Puducherry. That's changing now. Gurugram, along with Bengaluru, Hyderabad, Pune and Chennai, is emerging as the next frontier for this kind of development.

A recent insight by JLL on India’s senior living sector showcases an inflection state. As of June 2026, the organised senior housing market now spans 25,050 units, growing at 14.2% CAGR since 2024. 

The senior living market is gradually turning from a niche into a mainstream market. With more affluent seniors seeking a comfortable life coupled with healthcare and recreational facilities, luxury senior living is gaining traction. Developers are building around a fuller lifestyle offering-wellness centres, fitness facilities, hospitality-style services, community areas, robust security, and recreational spaces.

The projected $10.1 billion market by 2030 reflects growing demand for professionally managed communities that offer independence, wellness, security and social engagement. As urbanisation and changing family structures reshape retirement choices, the opportunity extends beyond major metros to emerging cities with strong connectivity and robust healthcare ecosystems. We believe the next phase of senior living will be defined by integrated, experience-led communities that combine quality housing with wellness and care. This evolution allows building for longevity, dignity and active ageing.”

Evolution from real estate asset to major luxury segment

What's really driving this shift is a change in mindset among India's older population about what retirement should look like. Senior living used to mean assisted-care setups tucked away from the buzz of city life. Today's seniors want independence, an active lifestyle, and communities that give them healthcare, security, wellness and social connection, all without cutting them off from family and familiar surroundings.

India's population of citizens aged 60 and above is projected to more than double, pushing their share of the overall population. The senior buyer of today looks nothing like the stereotype of someone winding down. Many continue working as consultants, mentors, entrepreneurs, educators, and investors. That's fueling demand for homes that support this kind of continued, active engagement rather than a slower pace of life.

Big developers stepping in is a clear sign this category is moving into the mainstream. DLF is expected to launch its luxury senior living project in Gurugram in the coming months, with an estimated sales potential of around ₹2,000 crore. 

Developers like Pioneer Urban, Max Estate, Ashiana Housing and Antara have already laid groundwork for this segment in Gurugram, each through different formats. As more players enter the space, the category is likely to move toward fully integrated communities that bring together premium residences, healthcare support, wellness programmes and hospitality services. 

Luxury senior living in the Millennium City:  

According to a recent report by Mordor Intelligence, India's senior living market was valued at USD 3.55 billion in 2025, with projections putting it at USD 14.14 billion by 2031. Gurugram is expected to emerge as one of the crucial markets in this space. This is majorly because Gurugram checks a lot of boxes that make it well-suited for this category: strong healthcare infrastructure, a high-income resident base, strong connectivity, and an already-premium lifestyle ecosystem. The city's mix of multi-speciality hospitals, corporate executives, and returning NRIs makes it a natural fit for seniors who want a world-class retirement experience without giving up urban conveniences. 

Unlike Mumbai, where senior living has remained constrained by limited land availability, high real estate costs and dense urban planning, Gurugram offers the space and ecosystem required to create large-scale, integrated senior communities. Its larger land parcels, proximity to Delhi-NCR’s healthcare ecosystem, strong connectivity, and concentration of affluent professionals, NRIs, HNIs and UHNIs create a more conducive environment for luxury senior living communities. Haryana's Retirement Housing Policy is evolving, with changes to FAR and TDR norms expected to make these projects more commercially viable.

India’s luxury senior living market is moving beyond traditional retirement destinations, and Gurugram is emerging as a potential hub for large-scale senior living communities. Supported by premium housing demand, strong healthcare infrastructure, connectivity, affluent residents, NRIs, HNIs and access to larger land parcels, the city offers several factors that can support integrated senior living developments combining premium residences, healthcare, wellness, hospitality and recreation. While Mumbai faces constraints from high land costs and dense urban development, Gurugram’s comparatively larger development parcels and Delhi-NCR’s healthcare ecosystem could give it an advantage as developers increasingly explore this emerging real estate segment.
