Luxury housing has become more than just owning a premium address today. With the changing buyer expectations, more inclined towards homes that deliver a complete lifestyle experience, luxury residences are turning into curated lifestyle ecosystems that go beyond just four walls and a view. Affluent buyers across India as well as global markets are looking for complete homes that combine design, wellness, hospitality, exclusivity and a sense of community.

This shift is being driven by a generation of globally exposed buyers. Many affluent Indians travel frequently now, own homes in multiple cities and compare residential offerings in India with those in destinations such as Dubai, London and Singapore. So, they are looking for homes that provide meaningful experiences, personalized services and internationally recognized design, things which are beyond traditional markers of luxury.

One trend that is becoming increasingly visible in luxury housing is the growing role of international architects and design brands. Buyers today are paying much more attention to the overall design character of a project and not just its location or specifications. The reason why few projects stand out by offering something distinctive and different from conventional luxury developments is that they bring together renowned global designers and strong design concepts.

A reflection of these changing buyer preferences is Dalcore’s upcoming project, The Falcon, on Golf Course Road in Sector 53, Gurugram. This is not just another premium development and brings together international design expertise, contemporary architecture and a lifestyle-focused approach. Positioned as North India’s first YOO-branded residences, it is highly expected to find favor with luxury homebuyers who want to go beyond the traditional approach to luxury.

Spread across nearly two acres, The Falcon will feature a single iconic tower with approximately 5 lakh sq. ft. of built-up area and only 96 ultra-luxury residences, including 93 apartments and three penthouses. Rising 39 storeys to a height of 165 metres, it is set to become one of the most prominent residential landmarks on Golf Course Road.

Exclusivity has become one of the defining features of modern luxury. Today's buyers increasingly prefer low-density developments that offer privacy, space and a more personalised living experience. Keeping this in mind, The Falcon features only three residences per floor, giving residents more space, greater privacy, panoramic city views and a more exclusive living experience.

While the architectural planning is being handled by UHA London, the design part has been taken care of for The Falcon in collaboration with YOO Inspired by Starck, the globally recognised design brand founded by John Hitchcox and Philippe Starck. In this way, the project brings together global design expertise while also giving residents the flexibility to choose a home that reflects their personal taste. Buyers can select from two interior styles — Minimal and Classic — depending on what suits them best.

Buyers today long for paces that can support healthier and more balanced lifestyles as well, so wellness is another area which has been taken into consideration in luxury housing. Being mindful of this evolving demand, The Falcon includes a range of wellness-focused amenities. These include an infinity pool, fitness and wellness centre, spa, yoga studio, landscaped podium gardens and a 360-degree jogging track. A double-height clubhouse, residents' lounge, café, library and sports facilities further add to the overall living experience.

Hospitality-inspired living is also becoming increasingly important. Be it concierge services or thoughtfully designed common spaces, buyers now think that after investing a significant amount of money, they should get the convenience and comfort nothing short of premium hotels.

Mr Sidharth Chowdhry, Managing Director at Dalcore, says: “Luxury homebuyers today are looking beyond conventional definitions of premium living. They seek homes that combine exceptional design, exclusivity, wellness and personalised experiences. The future of luxury real estate lies in creating environments where architecture, hospitality and lifestyle come together seamlessly, allowing residents to enjoy a globally benchmarked living experience every day.”

As the luxury housing market continues to mature, buyers are no longer choosing homes solely based on location or size. Increasingly, they are investing in experiences, communities and lifestyles that reflect their aspirations. In many ways, the future of luxury real estate will be defined not just by where people live, but by how they live.
