Google Renews ₹90 Crore Lease for 8.7 Lakh Sq Ft Office Space in Bengaluru

Google has renewed its lease for 8.7 lakh square feet of office space in Bengaluru’s eastern region. The lease covers two offices in the Kyoto West and East Towers at Bagmane Capital Business Park, Doddanekkundi, with a combined annual rent of ₹90 crore. This renewal highlights Google’s continued investment in its Indian operations.

The five-year lease agreements were officially registered in April 2025 and mark a continuation of Google's tenancy at the site. The company had previously occupied the space under Google Connect Services India Pvt Ltd from February 2020 until November 2024. The renewal, executed through another group affiliate, Google IT Services India, reflects the company’s sustained presence and strategic interest in Bengaluru as a major technology hub.

According to data accessed by analytics firm Propstack, the first lease covers 4.5 lakh sq ft and became effective from November 25, 2024. It is priced at ₹86.2 per sq ft per month, resulting in an approximate monthly rental outlay of ₹3.9 crore. Google has paid a security deposit of ₹20.3 crore for this segment of the lease, which also includes access to 537 dedicated car parking slots. The lease agreement includes a structured rent escalation clause, stipulating a 15% increase after the first year and another 15% after three years.

The second lease, also beginning on November 25, 2024, pertains to 4.2 lakh sq ft of office space under the same pricing model. The monthly rent for this lease amounts to approximately ₹3.6 crore. A security deposit of ₹18.1 crore has been made for this office, which provides 602 car parking slots. The rent escalation terms are identical to those of the first lease, with increases scheduled after one and three years.

Both properties are owned and managed by Bagmane Constructions Pvt Ltd, a well-known commercial real estate developer in Bengaluru. An official comment from Google regarding the lease has been sought but is yet to be received.

This renewal aligns with Google’s ongoing strategy to invest in large-scale office infrastructure in India. Earlier this year, the company inaugurated its sprawling Ananta campus in Mahadevapura, Bengaluru. Spanning 1.6 million sq ft, it is Google’s largest office campus in India and one of its largest globally. The facility reflects the tech giant’s long-term vision of expanding its operational footprint in India’s technology capital.

In addition to its expansion in Bengaluru, Google has recently reaffirmed its commitment to other major Indian cities through similar large-scale commercial real estate deals. In February 2025, Google India Private Limited and Google Cloud India Private Limited renewed office leases in Mumbai’s Bandra-Kurla Complex (BKC), one of the most premium business districts in the country. That deal involved a combined five-year rental value of ₹304 crore, highlighting Google’s emphasis on maintaining a presence in high-value locations across India.

Further, in September 2024, Google renewed its lease for 3.7 lakh sq ft of office space in Hyderabad with Megasoft Limited. The property, part of the Salarpuria Sattva Knowledge Capital development, is spread across six floors and commands a monthly rent of ₹2 crore.

These successive deals indicate Google's confidence in India as a key technology and innovation hub and reaffirm its commitment to building infrastructure that supports its expanding workforce and business operations across the region.
