Smartworks Secures Major 1.66 Lakh Sq Ft Office Lease with Wolters Kluwer in Pune

Smartworks​‍​‌‍​‍‌​‍​‌‍​‍‌ Coworking Spaces Limited, a top managed office platform, has confirmed that it has leased office space of about 1.66 lakh square feet in Pune to Wolters Kluwer (India) Pvt. Ltd., a global provider of information, software solutions, and services for professionals across healthcare, tax, finance, legal, and corporate compliance sectors on Monday.

The space leased is a portion of Smartworks' Marisoft campus in Kalyani Nagar, a micro-market of Pune that is highly attractive for commercial businesses. The company said that the campus is equipped with modern infrastructure such as collaboration zones, meeting rooms, wellness facilities, recreation areas, a convenience store, and technology-enabled workspaces that are customized to the needs of ​‍​‌‍​‍‌​‍​‌‍​‍‌enterprises.

“Enterprises today demand speed, scale, and a consistent workplace experience across locations. Our large-format campuses are designed to deliver exactly that,” said Neetish Sarda, Founder and Managing Director of Smartworks. “The cohort of clients occupying 1,000+ seats, which contributed around 12% of our rental revenue three years ago, has now nearly tripled to 35%. This growth reflects our strategic focus on large, enterprise clients and consolidated, experience-led workspaces.”

The​‍​‌‍​‍‌​‍​‌‍​‍‌ term "cohort of clients" means a group of customers who have some kind of common characteristic or have had a similar experience, usually within a certain period of time, for example, the time when they made their first purchase or registered for a ​‍​‌‍​‍‌​‍​‌‍​‍‌service.

Smartworks’ managed office model allows enterprises to expand within a city, scale across multiple cities, or consolidate fragmented offices into integrated, large-format workspaces. More than 30% of Smartworks’ rental revenue now comes from enterprises operating across multiple locations, highlighting the model’s appeal for multi-city expansion.

Earlier this month, Smartworks reported its Q2 FY26 financial results, with a 21% year-on-year rise in revenue to ₹4,248 million and a 46% increase in normalized EBITDA at a healthy 16.4% margin. The company also turned net-debt negative, generating ₹614 million in operating cash flow. These results underscore the continued strength of Smartworks’ campus-led growth strategy in India’s key office markets.

With a portfolio of 12.7 million sq. ft. across 14 cities, Smartworks serves a diverse clientele including global capability centers, Forbes 2000 companies, multinational corporations, and Indian enterprises establishing or expanding operations across India.
