BENGALURU, INDIA — Tech giant Google has substantially increased its commercial real estate presence in Bengaluru by securing rights to approximately 2.6 million square feet of office space at Alembic City, located in the city’s Whitefield tech corridor. The move underscores the company’s long-term commitment to the region and reflects growing confidence in India as a strategic location for innovation and product development.
Under the terms of the agreement, the landlord is required to reserve three additional blocks : the Annex Tower, Office Block Tower G and Office Block Tower B, exclusively for Google, ensuring it has priority access to future space within the campus. The reserved blocks will not be offered to third parties unless Google formally declines them.
This expansion builds on Google’s earlier leases at the same location; in October 2024, Google IT Services India had leased about 650,000 sq ft at Alembic City. The latest rights bring Google’s total designated space on the campus to around 2.6 million sq ft, making it one of the largest single-campus commitments by a global technology firm in India.
Market sources estimate the annual rent for the Alembic City space at approximately ₹153 crore, based on a rate of around ₹65 per sq ft, with a 15 % escalation every three years and a seven-month rent-free period factored into the lease structure. CBRE acted as the transaction advisor for the deal.
The expanded footprint in Whitefield reinforces Bengaluru’s position as a preferred destination for large-format office space, supported by strong infrastructure, improving metro connectivity and a deep talent pool. Industry specialists note that securing future blocks upfront gives Google certainty of expansion and continuity within a competitive Grade-A market where large contiguous space is increasingly in demand.
Globally, Google has been growing its office presence across Indian cities including Hyderabad, Mumbai, Pune and Delhi-NCR, with its total office footprint in India now estimated at over 9 million sq ft, and Bengaluru accounting for a significant share of that space.
