Playback singer Kailash Kher has acquired a commercial office unit in Mumbai's Bandra Kurla Complex (BKC) for ₹10.5 crore, as per the property registration documents accessed by Propstack. The purchase is in line with the ongoing robust activity in the BKC commercial real estate market, which is drawing the pulse of investors from the fields of the entertainment industry, finance, and professional services.
The documents indicate that the office unit is in the Trade Centre building, the commercial real estate Wadhwa Constructions developed over ten years ago. It is on the 7th floor with a carpet area of 2,619 sq ft. The offer also has a car parking space that accompanies a standard commercial transaction in the location.
The comercial real estate was taken over from N&T Family Private Trust, formerly known as IL&FS Trust Company Ltd. The instrument was registered on November 7, 2025. Besides, according to the papers, Kher also paid a registration fee of ₹30,000 and stamp duty of more than ₹63 lakh, which is an indication of the existing duty framework for commercial real estate transactions in Mumbai. Both the seller and Kher were approached for their views, but there was no response until the time of reporting.
BKC is still the most expensive central business district in India. Kher's office is at the Trade Centre building which has been partially allowed for use by OC authorities in 2008—the 3rd to 10th floors in September that year, and the ground and part of the first floor in October. Early this year, the Maharashtra Real Estate Appellate Tribunal (MREAT) ordered the building to be registered due to RERA, signaling an ongoing regulatory scrutiny of the older commercial establishments in Mumbai. Although such building registration directions are being given, the facility is still able to record transactions due to its location in the established BKC commercial zone.
For a long time, BKC has been the preferred selection of the film industry insiders. In the beginning of 2024, actor R. Madhavan invested ₹17.5 crore in acquiring a residential unit. The real estate was approximately 4,182 sq ft, included two parking spaces, and was in the ready-for-hand-over condition.
