Brigade Group to Expand with 8 Million Sq Ft of Office Space Across South India

Brigade Group has announced plans to expand its commercial real estate portfolio by developing an additional 8 million square feet (msf) of office space. This move will add to its existing 10 msf of operational office stock. The new developments are spread across Bengaluru, Chennai, Hyderabad, Trivandrum, and Kochi, with about half of the upcoming projects concentrated in Bengaluru.

The upcoming developments are currently in various stages of design and construction. According to Joint Managing Director Nirupa Shankar, land parcels have already been secured across all target locations. The projects will be formally launched once occupancy certificates are obtained.

In Bengaluru, Brigade is placing significant emphasis on both North Bengaluru and Whitefield. The group has observed growing interest from businesses in North Bengaluru, where improved infrastructure and rising demand are reshaping the region's commercial outlook. Meanwhile, in East Bengaluru’s Whitefield area, Brigade has recently acquired a 4.4-acre land parcel to develop a premium residential project. This project is expected to deliver 0.6 msf of built-up space, with a projected Gross Development Value (GDV) of ₹950 crore.

In addition to its southern city focus, Brigade Group is increasing its footprint in Gujarat’s GIFT City. The company has already completed a 314,500 sq ft office project in the area and has begun work on a second phase that will add 41,500 sq ft more commercial space.

On the co-working front, Brigade is preparing to double the capacity of its flex space brand, BuzzWorks, within the next year. BuzzWorks currently operates 8,000 seats across its locations. The company aims to scale operations to 1 lakh seats by 2030, responding to the increasing preference for flexible workspace solutions.

Brigade is also expanding in the hospitality segment. It currently manages nine hotels and intends to add five more to its portfolio over the next few years. The company sees continued demand in this sector and is moving forward with its plans to grow its hotel presence across key locations.

The diversified expansion strategy—covering office space, co-working, residential, and hospitality—demonstrates Brigade Group’s focus on strengthening its presence in high-demand real estate segments across India’s key urban markets. The group is aligning its development pipeline with the evolving preferences of businesses and individuals in a post-pandemic landscape where flexibility, location advantage, and integrated offerings are becoming central to decision-making.
