Brigade Group, a Bengaluru-based real estate firm, has formalized Joint Development Agreements (JDAs) for two residential projects in Hyderabad with a combined revenue potential of over ₹970 crore. The new projects, titled Brigade Citadel 2 and Citadel 3, are located in the centrally positioned Moti Nagar area and together span over 1 million square feet in development area.
The two proposed developments will add 405 high-end homes to the Hyderabad housing market. The apartments will include three- and four-bedroom configurations designed within low-rise residential enclaves, a format that remains relatively rare in the city’s central zones, where high-rises dominate the urban fabric.
According to the regulatory filing submitted on July 29, the strategic entry into Moti Nagar strengthens Brigade’s expansion plans in Hyderabad, a city where the company has been gradually expanding its footprint. The projects are being positioned as luxury offerings, integrated with open green spaces and planned with a focus on liveability and community-centric design.
The Executive Director of Brigade Enterprises Ltd, Amar Mysore, said the Hyderabad expansion forms part of the group’s long-term scalable growth vision and reflects its intention to shape quality housing in urban India. He emphasized the company’s focus on premium living standards and branded residential experiences, particularly in high-potential city markets.
Moti Nagar, the site for the new launches, has become an increasingly attractive destination for developers. Its location between Ameerpet, Banjara Hills, and Jubilee Hills offers connectivity advantages while still retaining some land availability for large-format residential development. The Brigade Group’s entry through JDAs allows the developer to partner with landowners and reduce upfront land acquisition costs, while maintaining control over design, execution, and branding.
This is not the first time in 2025 that Brigade has announced large-scale residential investments. In Bengaluru’s Whitefield, the company recently launched Brigade Avalon, an ultra-premium apartment project spread over 6.4 lakh sq ft, expected to generate revenue exceeding ₹1,000 crore. Earlier in January, the firm entered into an agreement to develop a 20-acre residential parcel on Whitefield-Hoskote Road, with a total estimated saleable area of 2.5 million sq ft and a development value pegged at ₹2,700 crore. That project is being developed by Ananthay Properties Private Limited, a Brigade subsidiary.
In addition to apartment complexes, Brigade has also diversified into plotted development. In April this year, the company announced a plotted housing project in East Bengaluru, with a gross development value of ₹175 crore. That project, too, was structured under a joint development agreement, aligning with the group’s capital-light approach for land acquisition and development.
At present, Brigade Group has an upcoming residential development pipeline of approximately 12.61 million square feet across key southern Indian markets including Bengaluru, Chennai, and Hyderabad. With the addition of Citadel 2 and 3, its Hyderabad footprint is set to expand further into the premium segment.
Hyderabad’s residential market continues to record consistent demand, particularly in central and western corridors. Locations like Moti Nagar are attracting developers due to their proximity to established business hubs, improved public infrastructure, and growing social amenities. Low-rise residential formats in such micromarkets are seen as a differentiator by buyers seeking more open space, better privacy, and lower population density within a gated format.
Brigade Group’s decision to focus on this segment and location indicates a calculated move to tap into mid-to-upper income homebuyers in central Hyderabad, including professionals in IT, pharma, and public sector enterprises. With a revenue target of ₹970 crore across the two JDAs, the firm aims to capitalize on market demand while reinforcing its brand position beyond Bengaluru.
