Bengaluru Property Owners Can Now Access E-Khata Online in 48 Hours
Property owners in Bengaluru can now obtain their e-khata , the digital version of the khata document, without visiting municipal offices. The Bruhat Bengaluru Mahanagara Palike (BBMP) announced that the document will now be available online through the E-Aasthi portal and can be processed within 48 hours from the time of application.
An e-khata is a digital record of property ownership. It replaces the traditional khata certificate, which was earlier issued as a physical document after visiting BBMP offices. The e-khata system was introduced in October 2024, and this recent move aims to increase convenience for property owners and reduce delays and administrative bottlenecks.
To apply for an e-khata, residents must visit the BBMP’s official E-Aasthi portal at bbmpeaasthi.karnataka.gov.in. The application process involves submitting several documents including Aadhaar number, sale or registered deed number, a recent photo of the property, and an Encumbrance Certificate (EC). The EC must cover the time period from the property’s registration date until October 31, 2024.
Applicants must also upload proof of ownership and tax payment records. Additionally, the location of the property must be confirmed using an interactive map provided in the portal. The Aadhaar eKYC step is used to verify the identity and address of the applicant. Once the form is complete and all documents are submitted, BBMP officials will verify the information.
Depending on the complexity of the case and the need for additional verification, the BBMP may conduct a physical inspection. However, in most cases, if all submitted details are accurate and complete, the final e-khata is generated and issued within two working days.
This development is expected to significantly improve the ease of accessing property documents in Bengaluru, particularly for new buyers and those who earlier faced delays due to manual processing. The digital system ensures transparency, simplifies verification, and provides an official online record of property ownership.
According to official figures released by BBMP, more than 2.75 lakh e-khatas have already been processed since the service was introduced in October 2024. The civic body also stated that it has achieved 88% of its property tax revenue target, suggesting that digital services like e-khata are contributing to increased compliance and record maintenance.
In an effort to further accelerate e-khata adoption, the BBMP has launched a separate initiative aimed at involving local entrepreneurs and youth. Individuals who live within BBMP limits can register via the BBMP website to assist residents in completing e-khata applications. These individuals can earn income through the service but are not required to pay any fees to BBMP.
This public-private collaboration model is intended to bring the service to more citizens, especially in areas where digital literacy may be lower or internet access may be limited.
BBMP officials have stated that the initiative is part of a broader plan to digitize municipal services and make them accessible to all citizens. The integration of Aadhaar-based eKYC, GIS mapping tools, and digital tax records aims to eliminate fraudulent claims and make the property documentation system more accurate.
The e-khata system is expected to be expanded in functionality in the coming months, potentially linking to other government databases such as the income tax department, urban planning authorities, and property registration systems.
