  • Original Schedule: Online registration for 120 flats was set to begin at 11:00 a.m. on February 5 via MHADA’s portal bookmyhome.mhada.gov.in.
  • Reason for Delay: Technical issues in uploading the detailed advertisement and information brochure.
  • New Schedule: Revised date is yet to be announced; applicants are advised to stay updated on the official website.
  • Number & Location of Flats: 120 tenements across various Mumbai housing colonies, including Kandivali, Malad, Powai, Byculla, Juhu, Andheri, and more.

As reported by The Realty Today, Maharashtra Housing and Area Development Authority (MHADA) has announced a proposal to sell 120 residential flats in various locations of Mumbai on a first, come, first, served (FCFS) basis, thus giving homebuyers the opportunity to buy flats in both city and suburban localities. MHADA officials said that the application process for these flats started on February 5, 2026. But this has come to halt.

The Maharashtra Housing and Area Development Authority (MHADA) has come out with a statement about the delay in the online registration for the sale of 120 flats in Mumbai.

Key Highlights:

  • Original schedule: Online registration was set to begin at 11:00 a.m. on February 5 through MHADA’s official portal bookmyhome.mhada.gov.in
  • Reason for delay: Technical issues in uploading the detailed advertisement and information brochure.
  • New schedule: MHADA has not yet announced a revised date but has urged applicants to stay updated via the official website.
  • Number of flats: 120 tenements located in various Mumbai housing colonies.
  • Previous status: Many of these flats were earlier offered through lotteries but remained unsold for various reasons.

MHADA had published an advertisement in various newspapers, informing the public about the upcoming sale. The FCFS system is intended to ensure a simpler and more transparent process for homebuyers to purchase flats that were left unsold in previous lotteries.

Areas Where Flats are Located:

  • Northern suburbs: Kandivali, Charkop, Malad, Shimpoli
  • Central areas: Antop Hill, Wadala, Byculla, Lower Parel, Tardeo, Sion
  • Eastern suburbs: Powai, Ghatkopar, Vikhroli, Mankhurd
  • Western suburbs: Juhu, Andheri

In its official press release on MHADA stated that, "The Mumbai Housing and Area Development Board of MHADA is offering 120 tenements located in various housing colonies for sale under the FCFS scheme. Due to technical difficulties, the detailed advertisement and information brochure will not be uploaded on the website on February 5. Information regarding the revised date will be announced soon.”

Why This Matters?

  • The FCFS scheme is one of the several steps by MHADA that signify the efforts of the organization to make housing affordable and accessible in Mumbai, where the housing demand is more than the supply.
  • These homes offer a great opportunity to the first, time buyers as well as the middle class families to own a property in the posh areas of the city.

Delays in the registration process are quite common. However, MHADA has given assurance to the applicants that the process of registration will resume without any delay once the IT issues are fixed.

The applicants should have all the documents ready so that the registration goes through smoothly when the new timing is announced. Thus, one should have the identity proofs, income proofs, and the other documents as required by MHADA handy.

With a rapidly rising demand for affordable housing in the city, the FCFS scheme plays a major role in Mumbai housing. Through the release of flats lying unsold from past MHADA is trying to shorten the delay in the handing over of homes to buyers and to offer a fair opportunity for buyers to book flats at attractive spots.

Interested buyers are advised to keep visiting MHADAs official portal as well as the notices section on it in order to be totally updated about the change in the registration date and the new procedures. Since the date for registration is still unconfirmed, the preparation of those who apply at the earliest will be such that they will not face any problem at the time of reopening of the registration process.
