For years, most people used NH-24 without really noticing it. The road connected Delhi to Ghaziabad and further towards eastern Uttar Pradesh, but homebuyers rarely spoke about the corridor with much enthusiasm. Families moved here for practical reasons like larger apartment sizes, affordability and availability was better than what they were finding in Delhi or Noida.
Nobody really described the area as a place they actively wanted to move to. That perception has started changing over the last few years.
The Corridor Looks Different Now
Drive along NH-24 today and the difference is difficult to miss. Large residential towers now stand across stretches that once looked empty for years. New project hoardings appear almost continuously along the road. Retail outlets have expanded around housing pockets. Traffic has increased too, especially during office hours.
The expressway changed more than just travel time.
People who once felt this side of Ghaziabad was too far now speak differently about the commute. Reaching Noida or East Delhi no longer feels like a tiring cross-city journey in the way it once did. That alone has changed how many buyers look at the corridor.
Developers picked up on this early.
Over the past few years, several organised real estate companies have either launched projects or acquired land around NH-24. Leading developers entered the region as interest around the corridor began rising. That usually happens only when developers believe a location still has room to grow.
Buyers Are Looking Beyond Pricing

The project arrives at a time when the conversation around Ghaziabad itself seems different from what it used to be. Earlier, most projects in this region were marketed almost entirely around pricing and apartment size. Buyers came looking for value which developers provided.

Buyers still discuss pricing, but they also ask about open areas, ventilation, density and what the neighbourhood might look like five years later. Families moving from East Delhi want less congestion. Some buyers from Noida feel larger apartments there have become difficult to afford. Others are simply looking for newer residential pockets that feel less crowded.
That has changed the tone of the market gradually.
Ghaziabad’s Image Has Shifted Slowly
A decade ago, premium housing conversations in NCR almost always revolved around Gurgaon. Noida strengthened its position later with the expressway belt and commercial growth. Ghaziabad, meanwhile, stayed attached to the idea of affordable housing.
The city carried its own set of assumptions.
People associated it with unfinished roads, construction dust and long travel times. Buying a home here often sounded less like an aspirational move and more like a compromise buyers made after ruling out other options.
That perception has softened, though not disappeared entirely.

For many middle and upper-middle-class buyers, the numbers still make sense here. The same budget usually buys more space than it would in Gurgaon or central Noida. At the same time, connectivity has improved enough for daily office travel to feel manageable.

The NH-24 corridor is no longer discussed only as a cheaper alternative within NCR. It is slowly developing a separate identity of its own. Projects like Trevana Residences are becoming part of that larger shift.
