Mumbai-based developer Sunteck Realty Limited announced on September 29 the launch of Emaance, an exclusive ultra-luxury real estate brand. Over the next 12 months, the company plans to roll out projects worth ₹20,000 crore across two landmark locations: Nepean Sea Road in Mumbai and Downtown Dubai’s Burj Khalifa community, marking Sunteck’s first international project.

Under the Emaance brand, Sunteck aims to redefine the concept of luxury living. The Mumbai project at Nepean Sea Road is being positioned as one of India’s most exclusive residential addresses, featuring 40–50 expansive residences ranging from 8,000 to 10,000 sq. ft. Each residence is designed to occupy an entire floor with double-height duplex layouts, ceiling heights exceeding 4.5 metres, and extensive amenities on lower floors, including parking, grand lobbies, and recreational facilities. Launch prices are expected to start at ₹2.5 lakh per sq. ft., placing the development among the most expensive in India.

The Dubai project, located in the Burj Khalifa community, marks Sunteck’s first international venture under the Emaance brand. While specific project details are yet to be released, the development is expected to offer ultra-luxury residences aligned with Sunteck’s philosophy of exclusivity and bespoke living experiences.

The brand name “Emaance” is derived from the fusion of “Em” from immense and “ance” from indulgence, symbolizing the company’s vision of luxury that goes beyond conventional definitions. Kamal Khetan, Chairman and Managing Director of Sunteck Realty, explained that the brand represents life beyond luxury, reserved for a select clientele, with timeless design, indulgent experiences, and unparalleled stature.

Sunteck Realty has been a key player in shaping Mumbai’s luxury real estate landscape. The company first established Bandra Kurla Complex (BKC) as a premium destination with Signature Island over a decade ago and has since expanded its portfolio to 52.5 million sq. ft. across 32 projects. Its developments are differentiated under six brands: Signature for uber-luxury residences, Signia for ultra-luxury residences, Sunteck City and Sunteck Park for premium luxury, Sunteck Beach Residences for marquee luxury destinations, and Sunteck World for aspirational luxury residences. Sunteck also has commercial and retail developments integrated into its portfolio.

Sunteck’s previous flagship projects include Signature Island at BKC, Sunteck City in Oshiwara District Centre (ODC), Goregaon, and Sunteck World in Naigaon, one of the largest townships in Mumbai’s western suburbs. These projects have established the company’s reputation for delivering high-end residential and mixed-use developments with attention to design, scale, and luxury amenities.

The Emaance launch reflects Sunteck’s strategy to target the ultra-premium segment, catering to buyers seeking exclusivity, privacy, and bespoke living experiences.
