Prestige Group has launched a new residential project in Mira Road, reflecting the company’s renewed focus on Mumbai’s growing suburban housing market. Spread over 5.2 acres, the development, named Prestige Garden Trails, will include 1,324 residential units across 1 million sq ft, with an estimated gross development value (GDV) of ₹2,000 crore.
The project is strategically located on the Western Express Highway (WEH), at the junction of Dahisar and Mira Road, and is within a short walking distance from the upcoming Metro Line 9 station. According to the company, this location ensures convenient access to major employment hubs, retail centers, educational institutions, and healthcare facilities, making it a practical option for mid-segment homebuyers seeking suburban housing with connectivity to the city.
Prestige Garden Trails will offer 1, 2, and 3 BHK apartments designed to meet the needs of a broad range of homebuyers. The project will include amenities such as landscaped gardens, a clubhouse, swimming pools, children’s play zones, fitness centers, and multipurpose courts. The layout emphasizes functional community spaces and infrastructure to support both family living and lifestyle requirements.

The project follows the group’s earlier integrated township, The Prestige City Mulund, located in Mumbai’s eastern suburbs. With this launch in Mira Road, Prestige Group is aiming to replicate its township model in the western suburbs, addressing the growing demand for residential housing in areas outside the central business districts.
Mumbai continues to dominate India’s residential market in 2025, driven by steady demand, rising premium property sales, and strong investor confidence. According to Knight Frank India’s Q3 2025 report, the city recorded the highest residential sales in the country with 24,706 units sold, reflecting a 2% year-on-year increase. The city’s office market also remains robust, with rents rising 11% and Grade A office completions surging by 94% year-on-year.
Suburban regions like Mira Road have seen increasing interest from buyers due to improved connectivity, rising population of mid-income professionals, and upcoming infrastructure projects. The combination of Metro expansion, highway access, and proximity to schools and commercial centers has positioned these areas as emerging residential hubs.
