Godrej Properties Ltd (GPL), one of India’s leading real estate developers, has received the much-anticipated project registration certificate from the Maharashtra Real Estate Regulatory Authority (MahaRERA) for its upcoming luxury residential project, Godrej Trilogy, located in Worli, Mumbai. The company made the announcement in a regulatory filing on Monday, adding that the project is expected to generate over ₹10,000 crore in revenue, marking one of its most ambitious developments in South Mumbai to date.

The project is being developed as part of a joint redevelopment agreement on a prime 2.63-acre land parcel in Worli — one of Mumbai’s most prestigious and strategically connected neighbourhoods. The development will comprise three residential towers, designed to offer a combination of architectural excellence, urban luxury, and premium lifestyle amenities. The gross revenue potential of the total project is estimated to exceed ₹10,000 crore.

Strategically situated off Dr. Annie Besant Road and adjacent to the Mahalaxmi Racecourse, the project promises uninterrupted views of both the Racecourse and the Arabian Sea, offering residents a rare blend of scenic beauty and metropolitan sophistication. The location ensures excellent connectivity to South Mumbai’s key business hubs, lifestyle destinations, and social infrastructure, enhancing its appeal among luxury homebuyers and investors alike.

At present, Godrej Properties has received MahaRERA approval for two of the three proposed towers under the first phase of the project. These two towers, named Seaturf and Seafront, collectively comprise about 11 lakh square feet of saleable area. The company confirmed that Phase 1 will be launched within the current quarter, with construction and sales activities set to commence shortly thereafter.

According to Godrej Properties, the receipt of RERA approval marks a major step in the project’s development timeline and sets the stage for one of the largest luxury residential launches in South Mumbai this year. The company aims to position Godrej Trilogy as a benchmark development in the city’s luxury housing segment — combining cutting-edge architecture, sustainability features, and world-class lifestyle amenities.
