Bollywood actress Kareena Kapoor has lent out her living unit in Bandra West, Mumbai at a monthly rent of ₹2.75 lakh which is in line with the upward trend of the strong demand for luxurious residential rental housing in one of the most attractive neighborhoods of the city. According to property registration papers obtained by Zapkey, the newly registered lease agreement is for a term of three years.
The flat is in Land Breeze, a residential building in the celebrity-friendly Bandra West, which is also the choice of corporate executives and expatriates due to the location and lifestyle it offers. Documents reveal that the tenant has given a security deposit of ₹8.25 lakh, which is equivalent to three months’ rent. A clause in the first-year tenancy agreement providing for a 5% increment in rent after that is also agreed upon, which is a norm in the luxury rental market in Mumbai.
Bandra West is still one of the most luxurious and most sought-after residential areas of Mumbai where one can find a good mix of upscale apartments, heritage bungalows, sea-facing promenades, and vibrant commercial hubs. As a result of its proximity to major business districts like the Bandra Kurla Complex (BKC) and being well equipped with roads, rail, and the upcoming metro rental values have remained high even during market slowdowns.
In addition, the locality is packed with attractions like Bandstand and Carter Road, fine-dining restaurants, boutique stores, and cultural venues and hence it is a place of particular interest to affluent tenants who are both convenience and lifestyle-oriented.
Kapoor family's continuous involvement in Mumbai's rental market
The latest deal is just one of many that involve the Kapoor family members' rental properties in Mumbai. A short time ago, Karisma Kapoor, the sister of Kareena Kapoor, has as per registration records, signed a new lease her residential apartment in Bandra West for a total rent of ₹66.12 lakh. Kongsberg Maritime India Pvt Ltd was the original tenant for that flat for a term of two years since November 2023 and now has been extended by one more year through a fresh agreement.
According to the documents, the new lease was registered on November 14, 2025, with a stamp duty of ₹17,100 and the registration charges of ₹1,000.
The luxury rental market of Mumbai has been on a steady growth path over the last few years. This has been brought about by a limited housing supply, increased disposable incomes, and demand for rentals from senior professionals, diplomats, and multinational companies. Market analysts state that apartments situated in good locations such as Bandra West, Juhu, Worli, and South Mumbai still have very good rental potential especially when they are in good condition and offer privacy.
Homes owned by celebrities may not necessarily be priced differently due solely to the fact that they are owned by celebrities, however, they usually attract better tenants because of their location, the profile of the building, and the standards of maintenance.
As the real estate market in Mumbai keeps changing, deals like these are a clear demonstration of how rental income has turned into an instrumental part of wealth management strategies for affluent individuals including professionals from the film industry.
