The​‍​‌‍​‍‌​‍​‌‍​‍‌​‍​‌‍​‍‌​‍​‌‍​‍‌ Delhi Development Authority (DDA) has unveiled the Karmayogi Awaas Yojana 2025, a solidarity housing program that offers 1168 new flats in Narela availing a 25% rate reduction to government employees in service and after retirement. After the DDA Premium Housing Scheme 2025 in Karkardooma, the endeavor is directed to increasing the rate of homeownership among public-sector employees of all income levels. These flats will first be available to consumers through free access to an online process in Pocket 9, Sectors A1 to A4, Narela.

Under the program, DDA is providing 320 1-bedroom, 576 2-bedroom, and 272 3-bedroom flats. The 1BHK units have a plinth area ranging from 61.17 to 61.65 square meters, and the 2BHK units measure from 126.53 to 140.56 square meters. The 3BHK units have a larger plinth area ranging from 163.76 to 183.36 square meters, inclusive of balconies and common areas. Each flat comes with a designated parking facility, with the parking space varying by category.

After the 25% discount has been factored in, 1BHK flats are priced from ₹34.03 lakh to ₹34.28 lakh, 2BHK units from ₹79.81 lakh to ₹88.16 lakh, and 3BHK units from ₹1.15 crore to ₹1.27 crore, as per the DDA circular. The authority informed that the pricing depends on the size, location and category of the unit, and is aimed at making housing affordable in the light of the rise in the prices of the residential property in Delhi.

Once​‍​‌‍​‍‌​‍​‌‍​‍‌ the demand letters are received, buyers will have to pay a one-time maintenance fee along with the flat price. The fees have been determined in the following way: ₹75,000 for 1BHK flats, ₹1.5 lakh for 2BHK units, and ₹2.5 lakh for 3BHK units. The monthly maintenance charges for the first year have been fixed as follows: 1.50 per sq ft for 1BHKs, 2.00 per sq ft for 2BHKs, and 2.50 per sq ft for 3BHKs. DDA has announced that maintenance fees will not be subject to ​‍​‌‍​‍‌​‍​‌‍​‍‌GST

The program is available to the employees who are actively working and those who have retired from the Central and State Governments, Public Sector Units, Public Sector Banks, Local Bodies, Autonomous Bodies, and Government Universities. DDA has announced that there is no limit to the number of flats an applicant can buy under the scheme and that having other land or built-up property in Delhi or anywhere else will not be a barrier to the application ​‍​‌‍​‍‌​‍​‌‍​‍‌process.

Karmayogi Awaas Yojana 2025 online registration will be available starting December 19, 2025, and the detailed scheme brochure will also be made available on the same day. The flat booking will start on January 14, 2026, and the scheme will be available until March 31, 2026. Applicants will submit their applications through the DDA Awas Portal and a one-time registration fee of ₹2,500 will be ​‍​‌‍​‍‌​‍​‌‍​‍‌charged.

The booking amount has been set at ₹50,000 for 1BHK flats, ₹4 lakh for 2BHK units and ₹10 lakh for 3BHK units. The booking amount is non-refundable but will be adjusted against the final disposal price if the flat is successfully booked. While applying, the applicants must also submit their bank account details and a valid Permanent Account Number (PAN).

DDA has stated that the buyers who are interested may also inspect the sample flats in all categories at the site to get an idea with respect to layout and the quality before booking. With the discounted prices, housing available for immediate occupancy, and liberal ownership norms, the Karmayogi Awaas Yojana 2025 is likely to generate a strong response from government employees who are eligible and are looking for housing options in ​‍​‌‍​‍‌​‍​‌‍​‍‌Delhi.
