The Delhi Development Authority (DDA) booked more than 2,500 low-income group (LIG) flats in Narela within two hours of opening online bookings under its Awaas Nivesh Yojana 2026 on October 20. The scheme offered 2,516 flats at a 25% discount, with tentative prices starting at Rs. 14.95 lakh. DDA has previously outlined the housing schemes and the flat prices prior to the booking date.
The strong initial response came as bookings opened at noon on a first-come, first-served basis. The flats are located in Narela, across the designated pockets covered by the scheme, and are intended to provide a lower-cost homeownership option in the capital. The booking figures indicate the response to the offer, although they do not mean that the entire allotment and payment process has been completed.

DDA Awaas Nivesh Yojana Opens With 2,500-Plus Bookings

The scheme was launched to offer discounted LIG housing through DDA’s online booking system. Of the 2,516 flats made available, more than 2,500 were booked within two hours of the portal opening, according to the authority’s reported figures.
The first-come, first-served process allowed applicants to select flats online. Applicants were required to pay a booking amount of Rs. 1 lakh for a flat, while a one-time registration fee of Rs. 2,500 applied to those registering on the portal for the first time. People who had already registered on the DDA Awaas Portal did not need to register again.
However, the booking response alone does not establish how many applicants have completed all the formalities required for allotment.

Flats Offered at a 25% Discount, Starting at Rs. 14.95 Lakh

DDA offered the flats at a 25% discount, with tentative prices varying according to their location and actual area. Flats in Pocket 6 were priced at approximately Rs. 14.95 lakh, while those in Pocket 3 were listed at around Rs. 15.01 lakh after the discount.
The authority said the prices were tentative and could change based on the plinth area of individual flats. Each unit has an approximate plinth area of 49.90 square metres, including common areas. This figure should not be treated as the carpet area available for the buyer’s exclusive use.
The advertised prices also exclude certain additional costs. Maintenance charges, water connection charges and applicable conversion charges may be collected separately when the demand-cum-allotment letter is issued. Buyers therefore need to consider these expenses in addition to the listed flat price.

Narela Scheme Covers 2,516 Flats in Two Pockets

The housing stock is divided between two pockets in Narela. Pocket 3 accounts for 1,020 flats, while Pocket 6 has the remaining 1,496 units. Both are located in Sectors G2 to G6, an area where DDA has been developing residential and other urban infrastructure.
Narela’s planned connectivity and civic development form part of the broader context for the housing scheme. Projects cited in connection with the area include the Rithala-Narela-Kundli metro corridor, a proposed Regional Rapid Transit System (RRTS) station and road links such as the Urban Extension Road corridors. The area is also planned to accommodate educational and sports facilities.
These projects could influence the area’s longer-term accessibility, but proposed infrastructure should not be confused with facilities that are already operational. The immediate development is the release and booking of the discounted housing stock.

What Happens After Booking A DDA Flat?

The Awaas Nivesh Yojana is part of DDA’s wider effort to make housing available through schemes that offer flats at reduced prices. The Narela offer provides eligible buyers with an opportunity to purchase a home at a tentative price of around Rs. 15 lakh, before additional charges.
For successful applicants, booking is only one stage of the process. Buyers must meet the payment conditions and other requirements specified in the scheme brochure to complete the purchase. The authority’s terms also set out deadlines for payment after the demand-cum-allotment letter is issued.
The rapid booking response gives DDA an early indication of interest in this batch of discounted flats. Whether that translates into completed allotments will depend on applicants meeting the scheme’s payment and documentation requirements.
