Real estate developer Ashiana Housing Ltd has launched Phase 2 of its flagship senior living project, Ashiana Vatsalya, located near Kolavai Lake in Chennai. Spread across 2.73 acres, the development offers 1BHK, 2BHK, and 3BHK apartments, with prices ranging between ₹75 lakh and ₹1.61 crore. Possession for this phase is expected by July 2028, according to a company statement.
Of the 1,114 homes planned across all phases of the project, 430 units have been introduced so far under the latest launch. The company said that Ashiana Vatsalya continues to attract both end-users and investors seeking thoughtfully designed, community-based senior living spaces that blend comfort, independence, and care.
The project’s second phase has been designed to enhance the lifestyle experience for residents. Approximately 66% of the homes offer scenic lake views, adding to the project’s tranquil environment. It also features a 42,000 sq. ft. clubhouse, 6.29 acres of landscaped gardens, and over 40 lifestyle and sports amenities, ensuring holistic well-being and social engagement for residents.
Ashiana Housing has been a pioneer in the senior living segment in India and is now expanding aggressively in this category. The company plans to invest ₹425 crore in FY2025–26 to grow its senior living portfolio, with key focus areas being Mumbai, Bengaluru, and Delhi-NCR. This investment will cover landowner payouts, construction, execution, and other project-related costs, signaling the company’s strong commitment to catering to the evolving needs of India’s growing senior population.
The developer has already witnessed encouraging demand for the project. From Phase 1, Ashiana Housing generated ₹167 crore in sales, selling 205 out of 258 units. For the newly launched Phase 2, it has already received 28 initial expressions of interest, highlighting the continued popularity of the project among prospective buyers.

Currently, Ashiana Housing operates nine senior living projects across India — three in Bhiwadi (NCR), three in Chennai, and one each in Jaipur, Pune, and Lavasa. The company plans to launch five new phases across existing projects during FY2025–26, covering approximately 5.71 lakh sq. ft. of saleable area.
In the previous fiscal year, the company constructed 5.38 lakh sq. ft. and invested ₹213 crore in the senior living segment.
