Tribeca Developers Enters Plotted Development Market with ‘Tribeca Estates’ Along Mumbai–Pune Corridor

India's​‍​‌‍​‍‌​‍​‌‍​‍‌ licensed partner of the Trump Organization and a key player in the branded luxury residences segment, Tribeca Developers, has made an announcement about launching Tribeca Estates, a new business vertical focusing on premium plotted developments, branded villas and real estate formats driven by the hospitality sector.

The firm made it known that there are five deals crossing more than 300 acres along the Mumbai–Pune corridor, which are at the negotiation stage, thus indicating a strong entry into India's plotted-development market, which is rapidly growing. With this strategic move, Tribeca is formally diversifying its portfolio beyond luxury high-rise towers into land-led large-format communities, which is one of the fastest-growing sectors of India's residential market. The new vertical will still own the land but will incorporate design innovation, lifestyle amenities and carefully selected hospitality partnerships, thus meeting the growing demand for low-density residential housing with flexible living ‌ ‌ ‌ ​‍​‌‍​‍‌​‍​‌‍​‍‌options.

In an official statement, the company said, “With five deals already under negotiation covering more than 300 acres across the Mumbai-Pune corridor, Tribeca Estates is gearing up for a strong market debut.”

Tribeca​‍​‌‍​‍‌​‍​‌‍​‍‌ Estates is set to change the face of plotted developments by infusing the signature design ethos of the brand—which has been instrumental in the creation of some of the most iconic branded residences in India. Rather than reverting to conventional, haphazardly plotted layouts, the new vertical will concentrate on master-planned communities that have tree-lined avenues, controlled architectural guidelines, curated amenities, and collaborations with global hospitality brands. 

Kalpesh Mehta, Founder of Tribeca, said the new business addresses a long-standing gap in India’s land-led housing segment. “Land is the most permanent asset a family can own – and yet, the plotted space has lacked imagination and trust. With Tribeca Estates, we are bringing the same level of design innovation, execution quality, and credibility that defined our trophy residential portfolio into a segment that has long been underserved. The​‍​‌‍​‍‌​‍​‌‍​‍‌ residential market for plotted developments in India has recorded a significant rise in the volume of its demand, being the main reasons the changes in lifestyle after the pandemic and the craving for big, tailor-made homes. Tribeca quoted the source of the industry that the consumer's mind is changing very rapidly: 62% of urban homebuyers consider the most important feature of a home to be large open spaces, whereas 48% choose low-density formats as their main factor for ​‍​‌‍​‍‌​‍​‌‍​‍‌decision-making.

Dharam Mehta, Managing Partner at Tribeca Estates, said the company sees a transformative opportunity. “There is a massive demand for trusted, design-forward land development in India. Our goal is to elevate the category by offering beautifully planned communities that combine the flexibility of land ownership with the aesthetic and service standards of luxury real estate.”

Tribeca​‍​‌‍​‍‌​‍​‌‍​‍‌ Developers is managing a project portfolio of 13 projects that span 14 million sq ft and have a combined valuation of over ₹16,000 crore. The company has publicly announced their growth plans, they are looking at sales of ₹2,000 crore in FY 2025 and ₹3,500 crore in FY 2026.

The developer has been a key player in major milestones like the making of the world's largest rooftop terrace (close to 3 acres) and the launch of the branded residences segment in India. Besides, it is the largest developer of Trump-branded properties worldwide, excluding the Trump ​‍​‌‍​‍‌​‍​‌‍​‍‌Organization.
