MUMBAI – The Maharashtra Real Estate Regulatory Authority (MahaRERA) has signaled a massive expansion in the state’s housing sector, approving a staggering 10,379 real estate projects in the financial year 2025–26. Data reveals that the Mumbai Metropolitan Region (MMR) and Pune remain the undisputed engines of this growth, collectively accounting for nearly 90% of all approvals.

The Breakdown: New Growth vs. Compliance

The 10,379 approvals do not just represent new buildings; they reflect a mix of market expansion and rigorous regulatory oversight. The total figure includes:

  • 4,204 New Registrations: Fresh projects entering the market.

  • 3,687 Extensions: Granted to developers to adjust completion timelines.

  • 2,488 Corrections: Approved modifications to existing project plans.

MahaRERA officials emphasized that these approvals are critical for consumer protection. Under the Real Estate (Regulation and Development) Act, 2016, any delay or change in plans must be vetted by the regulator. Projects that fail to secure these approvals risk being classified as lapsed, a status that halts progress and alerts potential buyers to legal risks.

Regional Dominance: MMR and Pune Lead the Way

The concentration of real estate activity continues to favor Maharashtra's major urban corridors. The Mumbai Metropolitan Region (MMR) accounted for 5,494 approvals—over half of the state's total.

At a district level, Pune emerged as the individual leader with 3,150 projects, followed closely by Thane (1,714) and Mumbai Suburban (1,696).

Record-Breaking Complaint Resolution

Parallel to the surge in project approvals, MahaRERA has significantly ramped up its grievance redressal. In 2025 alone, the regulator resolved 6,045 homebuyer complaints, surpassing the 5,073 new complaints filed during the year.

This resulted in a record-breaking 137% disposal rate for the year, as the authority focused on clearing long-standing backlogs. For context, MahaRERA’s disposal rate in its inaugural year (2017) was a mere 27%.

From a homebuyer’s standpoint, the developers must seek MahaRERA’s approval for any project correction or extension. This process ensures transparency and keeps the project within the legal framework, protecting the buyer's investment, the authority stated in an official release.

The high volume of approvals and the aggressive disposal of complaints suggest a maturing real estate ecosystem in Maharashtra. For investors and residents, this regulatory efficiency provides:
