The Karnataka government is looking to redevelop the 48.35-acre Karnataka Trade Promotion Organisation (KTPO) land in Whitefield into a bigger trade, exhibition and convention centre.
Industries Minister M.B. Patil visited the KTPO land in Whitefield on September 15 along with India Trade Promotion Organisation (ITPO) Chairman Javed Ashraf. The proposed development is intended to accommodate larger trade events, exhibitions and cultural programmes, with the government looking to make greater use of the existing property.
The plan is still at the proposal and planning stage. Details such as the project cost, construction schedule and completion date have not been announced.

Karnataka plans to redevelop 48-acre KTPO property

The proposed project will come up on KTPO's 48.35-acre property in Whitefield, an established commercial and employment corridor in east Bengaluru. The state government holds a 49% stake in KTPO, while ITPO holds the remaining 51%.
According to the reports, the development will also involve coordination with ITPO because of the ownership structure of KTPO.  Patil said the government wants to make better use of the strategically located land and develop facilities that can host international trade events and large cultural programmes. The proposed redevelopment would build on the existing exhibition centre at the site rather than introduce a new facility elsewhere in Bengaluru.
The existing KTPO exhibition centre was established in 2002 and is now considered inadequate for current requirements, according to the statement issued after the site visit.

New exhibition and convention facilities planned

The proposed development project involves a 20,000-square-meter building with two stories, each covering approximately 10,000 square meters. Bengaluru is also seeing other large-scale convention and exhibition infrastructure proposals, including an 8,000-seat facility planned at the airport city.
The new facilities are expected to comprise several exhibition halls, meeting rooms, conventions centers, and spaces for cultural programs. In addition, a parking facility for 500 cars will be provided.
The larger facility is intended to host trade fairs and other events that were previously impossible due to the lack of space at the existing exhibition center. The proposed development will accommodate a wide range of business and cultural activities, thus providing more services than the ordinary exhibition hall.
However, the government has not yet disclosed the estimated investment costs for the time being, nor has it stated when the work might start. Moreover, KTPO and ITPO will need to engage in further negotiations and consultations before the project  moves ahead.

Whitefield location adds to the project's commercial relevance

The proposed convention and exhibition centre is located within Whitefield, which already has a large concentration of offices, technology companies, commercial developments, hotels and retail establishments.
A larger venue for trade events and conventions could add to the area's business activity by bringing more events and visitors to the corridor. This could also support demand for hospitality, food, transport and other services around major events.
The project's real-estate relevance, however, is primarily linked to the redevelopment and utilisation of a large land parcel in an established urban area. The announcement does not provide enough information yet to determine any direct impact on property prices or new real estate development around the site.

Existing centre to be expanded for larger events

The redevelopment plan is being considered as the existing KTPO facility is no longer considered sufficient for the scale of events the government wants to attract.
The proposed centre would provide additional exhibition areas and dedicated spaces for meetings, conventions and cultural programmes. This would allow the KTPO property to accommodate larger events while retaining its role as a trade and exhibition destination.
The government is also working with ITPO on the proposal because of the ownership structure of KTPO. The site inspection and subsequent meeting with officials mark an early stage of the redevelopment process, with details on the final design and implementation yet to be worked out.

14-acre KTPO land near Kundalahalli also under review

The government is separately examining another KTPO property measuring around 14 acres near Kundalahalli Metro station.
The land is being considered under the government's asset-monetisation programme. Its location near a metro station and a major road has also been highlighted during the discussions.
A transaction adviser is expected to be appointed to recommend possible uses for the 14-acre parcel. This property is separate from the proposed 48.35-acre Whitefield exhibition and convention development.
For the 48.35-acre site, the immediate focus remains on planning a larger exhibition and convention facility in coordination with ITPO. The project could add a new large-scale business and events facility to Whitefield, but its eventual scale and timeline will depend on the next stages of planning and approvals.
