Hiranandani Communities Launches 225-Acre Alibaug Township With ₹17,000 Crore Potential

Mumbai-based developer Hiranandani Communities has initiated the first phase of its 225-acre integrated township project, Hiranandani Sands, in Alibaug, Maharashtra. The company is investing ₹5,000 crore in the project, which has an estimated gross development value (GDV) of ₹17,000 crore, positioning it among the largest coastal township initiatives in India.

The first phase includes three residential towers covering 3.3 lakh sq ft, comprising 330 apartments, all of which were sold out within three days of launch, generating ₹450 crore in revenue. Units range from studio, 1, 2, and 3 BHK configurations, priced between ₹80 lakh and ₹2.85 crore, highlighting strong demand for Alibaug’s coastal real estate. Around 12% of buyers were NRIs, with significant interest from markets like the United States.

According to Niranjan Hiranandani, Founder and Managing Director of Hiranandani Communities, the rapid sellout of the initial phase has prompted the company to fast-track the second phase, which will feature 150 branded residences. These units will offer fully furnished spaces, integrated food services, maintenance, and rental management options for short- and long-term stays. Buyers who do not intend to use the units full-time can also avail packages with guaranteed market returns for the first two years.

Following the residential phases, Hiranandani Communities plans to launch plots equipped with amenities and an integrated ecosystem, as well as villas, with timelines for future phases contingent on market response. The company is also negotiating with hospitality groups to develop five five-star hotels in Alibaug, which currently hosts only one luxury hotel. In addition, a mid-sized convention centre is planned to cater to conferences and weddings, taking into account the region’s infrastructure limitations.

The township will incorporate retail and commercial spaces, modeled on Hiranandani’s existing projects in Powai and Panvel. While office space configurations are yet to be finalized, the company may offer medium-sized strata office units, similar to the Panvel model.

Hiranandani Communities describes the township as a 10–15 year project, which will include multi-cuisine restaurants, wellness centres, and global concierge services—amenities more common in hotels than in Indian residential developments. The company has also preserved a 27-acre forest with 7,000 trees and a 100-acre natural wetland, integrating the project with environmental conservation.

The township spans 225 acres with a 3.5 km beachfront, incorporating water sports and hospitality services. The developer is constructing a captive jetty for direct sea access and has partnered to launch water sports by November–December 2025. These initiatives are designed to enhance Alibaug’s attractiveness as a destination and create a multi-functional residential and leisure ecosystem.

Hiranandani Communities aims to position Alibaug on par with Goa, offering a combination of leisure, residential, and hospitality options in a single integrated setting. The project’s location is further strengthened by improved connectivity through the Virar–Alibaug corridor, Atal Setu, Navi Mumbai International Airport, and the upcoming Vashi bridge. The township will also have Ro-Ro connectivity to Revdanda jetty, five minutes from the project site, enhancing accessibility.

The success of Hiranandani Sands reflects a broader trend of premium and ultra-luxury development in Alibaug, with other developers such as Emaar India, Oberoi Realty, Lodha Developers, and Mahindra Lifespaces actively planning residential, villa, and hospitality projects. Alibaug has emerged as a preferred destination for second-home buyers, including Bollywood personalities and high-net-worth individuals, enhancing its profile as a coastal real estate hotspot.

Hiranandani Communities brings over four decades of experience, with 35 million sq ft of residential and 15 million sq ft of commercial spaces delivered, alongside industrial and logistics parks. Through Hiranandani Sands, the developer is integrating environmental sustainability, luxury living, and hospitality services, aiming to redefine coastal townships in India.
