India’s luxury housing market has witnessed another landmark transaction, with DLF reportedly selling a penthouse in its ultra-luxury project The Dahlias in Gurugram for ₹271 crore. The buyer is said to be entrepreneur Manav Sardana, who has been associated with Imperial Auto Industries.
Located in DLF Phase 5 on Golf Course Road, the penthouse has a 17,200 sq ft super area and a 10,500 sq ft carpet area. The reported transaction values the home at around ₹1.58 lakh per sq ft on super area and nearly ₹2.6 lakh per sq ft on carpet area, making it one of the highest-priced residential deals in India. The transaction was first reported by Moneycontrol.
DLF launched The Dahlias in October 2024 as a 17-acre super-luxury residential development comprising 420 apartments and penthouses. The project is positioned at the top end of DLF’s residential portfolio and is expected to generate over ₹40,000 crore in revenue over its lifecycle.
The sale highlights the strong demand for ultra-premium homes in Gurugram, particularly along the Golf Course Road corridor, which has become the city’s most sought-after luxury residential micro-market. Large-format residences, private amenities, wellness facilities, and concierge services are increasingly driving buyer interest in this segment.
Industry observers say the deal is significant not only for its value but also for the pricing achieved. Crossing the ₹1.5 lakh per sq ft mark on super area places The Dahlias among the country’s most expensive residential developments.
The transaction also reflects the broader strength of India’s luxury housing market, where demand from entrepreneurs, business families, and high-net-worth individuals has remained robust despite rising property prices. Gurugram, in particular, has emerged as a major competitor to Mumbai in the ultra-luxury segment, with several recent launches witnessing strong absorption and premium pricing.
For DLF, the reported ₹271-crore penthouse sale reinforces the company’s strategy of focusing on high-end residential projects with limited inventory and strong brand positioning. For Gurugram, it marks another milestone in the city’s evolution into one of India’s leading ultra-luxury real estate destinations.
