BMW Techworks, a joint venture between BMW and Tata Technologies, has leased 58,900 sq. ft. of premium office space in Bengaluru’s Whitefield area, marking a strategic expansion for the venture in India’s automotive software sector. The lease, signed with Simpliwork Offices Private Limited, is structured for a five-year term with a starting monthly rent of ₹1.04 crore, equivalent to ₹175.50 per sq. ft., and includes a 5% annual escalation. A security deposit of ₹5.21 crore was paid as part of the agreement.

The leased space spans six floors of a Grade A office tower and is structured in two phases. The first 30,000 sq. ft. will be operational from September 2025, with the remaining 28,920 sq. ft. scheduled for April 2026. The office includes 59 dedicated car parking slots, with options to allocate additional spaces based on availability, and a lock-in period of 54 months to ensure tenancy stability.

BMW Techworks was established to focus on developing advanced automotive software for BMW, including automated driving systems, dashboard interfaces, and other vehicle technologies. Both BMW and Tata Technologies hold equal 50% stakes in the venture. The Whitefield office is expected to provide the infrastructure necessary for research, software development, and collaboration with global teams, while facilitating talent acquisition and operational efficiency in one of Bengaluru’s most prominent IT and business districts.

Whitefield is home to offices of multinational corporations, technology firms, startups, and companies across sectors including software development, engineering, research and development, finance, and consulting. The area’s well-developed infrastructure, connectivity, and amenities have made it a preferred location for large corporate tenants, driving sustained demand for premium office space.

The lease by BMW Techworks underscores growing interest in Grade A office space in Bengaluru, particularly among technology-focused enterprises. High rental values and long-term agreements indicate confidence in the city’s commercial real estate market. As international companies continue to expand operations in India, demand for strategically located office space is expected to remain robust, contributing to rental growth and reinforcing Bengaluru’s reputation as a leading business hub in South India.
