The City and Industrial Development Corporation (CIDCO), responsible for planning multiple areas in Navi Mumbai, has announced the auction of 30 leasehold plots near the upcoming Navi Mumbai International Airport (NMIA). Among these, eight plots are reserved specifically for bungalows, collectively priced at over ₹40 crore.
The plots, strategically spread across nodes including Kharghar, Airoli, Nerul, Dronagiri, New Panvel, Kopar Khairane, Sanpada, and Kamalboli, are aimed at residential, commercial, and mixed-use development. The auction includes eight residential building plots, four mixed-use plots, four purely commercial plots, and six plots allocated for storage and warehouse purposes.
According to CIDCO’s notice issued on September 24, the auction will be conducted online on October 16, with results expected on October 17. Interested parties can apply through the official portal, eauction.cidcoindia.com. The initiative comes at a time when the region is witnessing increased real estate interest due to the nearing operational launch of NMIA, which is roughly 30 to 45 minutes from the auctioned plots.
The largest plot, measuring 41,994 square meters and designated for both residential and commercial purposes, carries a base reserve price of ₹3.51 lakh per square meter. The bungalow plots, ranging between 400 and 500 square meters, are listed at a reserve price of ₹1.25 lakh per square meter. The pricing structure reflects the premium location, given its proximity to key social infrastructure such as schools, hospitals, shopping centers, and entertainment hubs.
CIDCO’s announcement aligns with the government’s broader objective to bolster Navi Mumbai’s urban growth and support the development of high-potential micro-markets. The upcoming airport, inaugurated by Prime Minister Narendra Modi on October 8, 2025, is expected to significantly enhance connectivity and attract further investment in both residential and commercial real estate in the region. Commercial operations are projected to begin by December 2025, offering an impetus for accelerated development in nearby nodes.
