Noida’s premium housing market is entering a new phase, with the definition of luxury gradually expanding beyond apartment size, specifications and conventional amenities. The premiumisation of the market is reflected in recent price and rental trends. According to Cushman & Wakefield’s Q1 2026 Delhi-NCR Residential MarketBeat, capital values in Noida’s high-end residential segment rose 10 per cent year-on-year in the first quarter of 2026, with quoted values ranging between ₹14,500 and ₹18,000 per sq ft. Monthly rents in the high-end segment stood at ₹77,000–₹1.35 lakh.
Against this backdrop, serviced residences and managed residential formats are gaining greater relevance. The proposition combines the privacy and ownership of a home with services such as concierge assistance, housekeeping, in-room dining, wellness facilities and professionally managed common areas. The upcoming Noida International Airport, along with the proposed 500-acre Japan City and the planned International Film City, located around 4 km from the airport, is expected to strengthen business activity and international connectivity in the region.
Developers are beginning to respond to this changing demand.
