Mumbai reported 4,680 property registrations during Navratri 2026, down 25 percent from 6,238, in the festive week last year. Registration revenue also fell 15% year-on-year to Rs. 499 crore. The figures cover Mumbai city within the Brihanmumbai Municipal Corporation (BMC) limits.
The decline followed a stronger festive period after a robust festive performance last year when registration rose 20 percent year-on-year. However, the difference in the number of available registration days also provides context for the fall in total transactions.

Mumbai Records 4,680 Property Registrations During Navratri

The city witnessed a drop of 1,558 property registrations during Navratri this year as compared to 2025. The festival this year ran from October 11 to October 19 in 2026, while the same period last year saw registrations between September 22 and October 1. The Navratri figures follow a strong September, when Mumbai recorded its highest September property registrations in 14 years, with 12,622 properties registered during the month.
The total number of registrations for 2026 was lower than the 5,199 registrations recorded during Navratri 2024. This makes it the lowest registration count across the three years covered by the data.
The performance last year has set a high bar for comparison. In 2025, with registrations at 6,238, the latest numbers indicate a moderation in the festive period's activity. However, the overall number is not indicative of whether the drop is due to reduced demand, shifting patterns of transactions or other factors influencing registrations.
The figures pertain to properties that are registered within BMC limits and must not be considered as an indicator of the activity in Mumbai Metropolitan Region (MMR) as a whole.

Registration Revenue Falls 15% to Rs. 499 Crore

Revenue collected from property registrations declined to Rs. 499 crore during Navratri 2026, compared with Rs. 587 crore a year earlier. The fall of 15% was smaller than the 25% decline in the number of registrations.
Revenue collections stood at Rs. 502 crore in Navratri 2024, slightly above the Rs. 499 crore recorded this year. The difference between the decline in registrations and revenue shows that collections fell at a slower rate than transaction numbers.
The variation could be attributed to change in the nature of the transactions registered. However, the data does not suggest whether higher value properties contributed to a larger share of the registrations, and the movement in revenue shouldn’t be interpreted as a pointer towards a shift in demand for premium housing.
The data essentially offers a comparison on the registrations and revenue collected, not necessarily an indication about the overall sales or buyer trends in Mumbai.

Daily Registrations Show a Smaller Decline

The difference in working days offers another way to assess the latest figures. Navratri 2026 included seven registration days, as the nine-day festival period contained two Sundays. In 2025, the corresponding period had nine registration days.
Average registrations per working day consequently fell to 669 in 2026 from 693 a year earlier, a fall of about 3.5%. Though daily activity moderated, the average still exceeded the 650 registrations per working day recorded in 2024.
Average daily revenue collections also fell, coming to about Rs. 55 crore from Rs. 59 crore during Navratri 2025. The figures suggest that the drop in total registrations was partially driven by fewer working days, while the lower daily average reflects some moderation in activity as well.
The latest numbers thus present a more tempered picture than the headline decline alone. Whereas Mumbai recorded fewer registrations during Navratri this year, daily activity remained above the 2024 level. More registration data will be needed to see if this moderation persists beyond the festive period.
