India’s residential market remained steady in Q2 2026, with more than 91,000 homes sold across the top eight cities and nearly 90,000 new units added, according to PropTiger’s Real Insight Residential Q2 2026 report. While sales moderated from a year ago, prices continued to rise, reflecting continued demand for premium housing ahead of the festive season.
Prices continued to be a key bright spot, with the sales-weighted average rising 1% quarter-on-quarter to ₹10,153 per sq ft. With sales still marginally ahead of new launches, the Q2 numbers point to continued demand even as buyers take a closer look at location, quality and the overall value offered by a home.
“What we are seeing today is a healthy balance between demand and supply, which is a positive sign for the housing market. Demand remains strong, but choices are becoming more considered, particularly at the premium end. The growing interest in larger homes in the 6,000 to 8,000 sq. ft. and above range reflects a clear preference for greater space, privacy and a better quality of living. It also points to a broader shift in how value is being defined, with greater emphasis on the planning and overall experience of a home. With the festive season approaching, I expect this healthy sentiment to support continued momentum in the market,” said Ashish Jerath, President – Sales & Marketing, Smartworld Developers.
The national picture, however, is not uniform, with individual markets showing different levels of demand and price momentum. Some cities are seeing stronger price appreciation, while others are benefiting from infrastructure development and expanding residential corridors. Delhi-NCR, for instance, has remained relatively stable. The region recorded 9,352 housing sales in Q2 2026 against 10,127 new launches, with both sales and new supply changing by only around 1% from the previous quarter. The steady pace of activity, coupled with continued infrastructure development, is supporting the region’s residential outlook.

"This market is correcting itself without any policy push or external trigger, and that's worth noting. Supply and demand staying close usually means buyers are making informed calls rather than chasing momentum. Every serious buyer today asks about RERA compliance, developer track record and construction timelines, that conversation barely existed five years ago. Festive quarter will add momentum, but execution is what will separate developers who grow from developers who stall. That's the only metric that matters right now," said Kunal Rishi, COO, KRISUMI CORPORATION
Premium housing is also emerging as an important driver of the market. The continued rise in prices suggests that buyers are still willing to spend on homes that offer better space, quality, amenities and connectivity, particularly in well-established and emerging growth corridors. For developers, this is making product positioning and the choice of location increasingly important as demand becomes more focused on the quality of the offering.

“Festive demand should remain steady, but buyers are becoming more discerning about connectivity, space and long-term value. In NCR, this is expanding the residential map beyond traditional hotspots, with corridors such as Dwarka Expressway, Golf Course Extension Road, Noida-Greater Noida Expressway, Yamuna Expressway and Jewar gaining momentum. We expect infrastructure-led growth across these corridors to support housing demand in the coming quarters,” said Sam Chopra, President & Country Head, eXp Realty India.
With the festive season ahead, the coming quarter will be an important period for the residential market. Continued infrastructure development, new project launches and sustained interest in premium housing could support buying activity, while the balance between prices and affordability will remain an important factor.
