Gaurs Group has announced the acquisition of a 12-acre land parcel on the Yamuna Expressway for the development of a premium residential project. The company has earmarked an investment of nearly ₹1,400 crore for the new venture, which will be positioned as an ultra-luxury offering in one of the National Capital Region’s fastest-growing real estate corridors.

According to the company, the upcoming project will feature high-rise residences with integrated amenities to cater to the needs of aspirational homebuyers. The land is located in Sector 22-D, an area that has been witnessing increased investor and end-user interest following the progress of the Noida International Airport at Jewar and associated infrastructure upgrades.

Gaurs Group has received possession of the land and has applied for necessary approvals, including map sanctions. The project will be registered with the Real Estate Regulatory Authority (RERA) once approvals are in place, after which sales will formally commence.

This development strengthens Gaurs Group’s existing footprint on the Yamuna Expressway, where the company launched Gaur Yamuna City in 2014. Spread across 250 acres, the township was conceptualized well before the announcement of the airport. It is now fully delivered and houses over 10,000 residents.

Manoj Gaur, Chairman and Managing Director of the Group, stated that the company’s association with the expressway region was driven by long-term vision rather than short-term speculation. He noted that the airport’s operationalization will accelerate the area’s transformation into a key hub for residential and commercial growth.

The group highlighted that the new project has the potential to generate a topline of around ₹2,000 crore once sales are completed. Alongside this investment, Gaurs Group is also exploring the acquisition of additional land parcels along the corridor to expand its residential and mixed-use portfolio.

Sector 22-D, where the new land parcel is located, has been identified as one of the most promising sectors along the Yamuna Expressway. The area is positioned strategically between the developing airport zone and existing residential nodes, making it attractive for future-ready premium housing.

Industry experts point out that the Yamuna Expressway region is transitioning from being primarily an industrial and logistics zone into a mixed-use urban destination. The presence of large-scale institutional, hospitality, and commercial projects is complementing residential development and enhancing its long-term appeal.

Since its inception, Gaurs Group has delivered more than 75,000 housing units across 70 projects, covering a developed area of over 65 million sq. ft. Its portfolio includes residential, commercial, retail, and township projects in Delhi NCR. The company has three township developments to its credit, including Gaur Yamuna City, which has become a key benchmark for integrated urban development along the expressway.

With this new investment, the Group aims to position itself at the forefront of luxury housing in Greater Noida’s expanding growth corridor. The company’s strategy combines premium design with large-scale integrated amenities to attract both end-users and investors who are looking to benefit from the airport-driven growth story.
