For years, Delhi’s affluent buyers looked to Gurugram for resort-style high-rises; now, with developments like ONE Midtown by DLF, Kailasa by TARC Limited and The Amaryllis by Unity Group rising within city limits, the capital is staging a confident comeback.

For two decades, the story of luxury real estate in the National Capital Region was, in many ways, a story of migration.  The capital’s predominantly low-rise, plotted fabric, shaped by builder floors, individual homes and DDA developments, offered little room for the gated, amenity-rich communities that high-net-worth buyers increasingly demanded. The result was a steady migration southward, to Gurugram, where gleaming towers offered multi-tier security, resort-grade club facilities, concierge management and an urban lifestyle that Delhi simply could not match..

Yet the emotional connection to Delhi never truly faded. Deep cultural roots, established social networks and a fierce sense of belonging kept the desire to return alive for many. What the market was waiting for was supply , and that supply is now finally arriving.  A new generation of luxury high-rises is finally emerging within Delhi, offering everything that once compelled residents to leave, resort-style living, dedicated car parking, five-tier security, world-class amenities and professionally managed environments, all without surrendering the city they call home.

A New Era of Vertical Luxury Within the Capital

At the forefront of this shift stands DLF ONE Midtown. Comprising four 39-storey towers with 913 luxury residences, the development introduces fully managed, amenity-led living within Delhi. The 21,200 sq ft private ONE Midtown Club, along with 12,000 sq ft of open club amenities, offers a fine-dining restaurant, bar, spa, multipurpose hall and one of Delhi’s largest residential gyms. A 12,000+ sq ft swimming pool complex, five-tier security, high-speed elevators, gated community and podium-level landscaped spaces collectively shift the focus from standalone homes to integrated, hospitality-driven urban living.

Aakash Ohri, Managing Director and Chief Business Officer, DLF, said,

Historically, Delhi has been a predominantly low-rise, plotted housing market, shaped by builder floors, individual homes and Delhi Development Authority (DDA) developments. While this defined the city’s character, it also limited the supply of integrated, amenity-led luxury living. Over the years, this gap compelled many residents to look towards markets, such as Gurugram and Noida for high-rise communities offering security, club facilities and modern infrastructure.
He added, However, there has always been a strong underlying preference to remain within Delhi, given its deep cultural, social and emotional connect. What we are now seeing is a natural evolution of the market. Select luxury and ultra-luxury high-rise developments by reputed developers are finally coming up within Delhi, addressing a long-standing demand–supply mismatch. This is not a trend, but a structural shift, allowing residents to access global standards of vertical living, while continuing to live in the city they truly belong to.

Evolving Buyer Expectations Reshape the Luxury Landscape

DLF ONE Midtown is not alone in sensing this opportunity. TARC Kailasa is redefining luxury through a low-density blueprint , Large Format Residences with sweeping decks, six layers of landscaped greens and hospitality-led services that prioritise privacy and wellness over sheer scale.

Amar Sarin, Managing Director & CEO, TARC Limited, said,

Delhi’s luxury housing market is undergoing a structural transition as evolving buyer expectations, limited land availability and the aspiration to remain within the city are driving demand for well-planned high-rise condominiums. Today’s affluent homebuyers are looking for security, professionally managed environments and larger, thoughtfully designed residences that offer both lifestyle and long-term value. This shift is especially visible in emerging micro markets such as West Delhi, where infrastructure and connectivity improvements are enhancing the appeal of vertical living.
He added, At TARC Kailasa, our vision has been to create a refined and experiential living environment that brings together privacy, expansive green spaces and wellness-oriented amenities. The response from discerning buyers reflects a growing preference for developments that go beyond conventional luxury and offer a more holistic and future ready lifestyle within Delhi itself.

Community-Centric Living Gains Ground in Urban Luxury

Meanwhile, The Amaryllis by Unity Group, spread across 40 acres in Central Delhi, brings a community-first approach to the table: a luxury clubhouse, a 1-km skywalk integrating fitness and leisure zones, yoga and meditation spaces, temperature-controlled swimming pool, sports courts and herb gardens , creating a self-contained ecosystem where wellness and social connection are woven into everyday life.

Taken together, these developments signal something larger than individual project launches. Delhi is no longer playing catch-up with Gurugram , it is building its own vocabulary of luxury, one that pairs the emotional depth of the capital with the resort-style infrastructure its residents have long deserved. For buyers who once had to choose between lifestyle and belonging, that choice no longer exists
