AI will be a major transformation driver for real estate. An industry that has traditionally been relationship-led and manual is increasingly using technology to improve efficiency without replacing the importance of human relationships.

For developers, AI can improve lead management, sales, project planning, inventory management and customer communication. By analysing buyer behaviour and market trends, it can also support faster, more informed decisions on pricing and product positioning.

For customers, AI will enable more personalised experiences, quicker responses, relevant property recommendations and greater transparency. Overall, it will help create a more intelligent, data-led and customer-focused real estate ecosystem.

2. Technology is changing the way buyers discover and evaluate properties. What are some of the biggest shifts you are seeing in luxury real estate transactions today?

Luxury real estate has become significantly more digital. Earlier, purchases were largely driven by personal networks, referrals and site visits. Today, buyers often research locations, projects and market trends online before engaging with an advisor.

They increasingly expect virtual walkthroughs, digital presentations, real-time updates, AI-led recommendations and easy access to documentation and investment information. Technology has also made it easier to compare projects and evaluate factors such as connectivity, amenities and investment potential.

However, technology is not replacing relationships. It is making the buying process faster, more informed and transparent, while human expertise remains important for high-value decisions.

3. Luxury real estate is increasingly being seen as an investment and wealth-preservation asset. What are some of the key trends giving investors greater confidence in premium properties today?

Luxury real estate is increasingly viewed as both a lifestyle purchase and a long-term wealth-preservation asset. In established markets such as Mumbai, land scarcity, limited luxury inventory and sustained demand continue to support investor interest.

HNIs, NRIs, entrepreneurs and younger wealth creators are looking for tangible assets that combine financial value with lifestyle benefits and can potentially become legacy assets.

Infrastructure development is another important factor. Improved connectivity, metro expansion, business districts and major infrastructure projects can increase the attractiveness of premium locations.

At the same time, the definition of luxury is evolving. Buyers increasingly value privacy, exclusivity, wellness, branded residences and curated lifestyles. This is creating demand for developments that offer an overall experience rather than simply a larger home.

AI, predictive analytics and automation are likely to have the biggest impact. AI can help developers and investors understand buyer behaviour, market trends and emerging opportunities, while automation can improve sales, customer management, project monitoring and documentation.

Virtual reality will also become increasingly relevant, particularly for luxury properties and NRI buyers who may not be able to visit projects physically.

Digital documentation and blockchain could improve transparency around verification and agreements, while data-led platforms can help investors assess factors such as rental demand, infrastructure and market trends.
