DLF Set to Debut in Goa with 7 Lakh Sq Ft Promenade Mall by March

DLF’s ₹500 crore Goa retail project is 75% leased, bringing 220 brands, a multiplex and food court as organised retail demand expands across the state.

DLF is entering the Goa retail market with 'DLF Promenade Goa,' a 7 lakh sq ft mall coming up in Panjim, expected to open between February and March next year. Fit-out work on the property begins next month, marking the final stretch before launch.

Speaking on the sidelines of the CII real estate conference, Sriram Khattar, DLF's Vice Chairman and Managing Director (Rental Business), said

"The mall is designed primarily for local shoppers, with an emphasis on quality retail, food and beverage, and entertainment. The company has invested around ₹500 crore in the project. Leasing is already well ahead of schedule and about 75% of the retail space has been committed, and DLF expects to close out full occupancy within the next few months."

On tenant mix, Pushpa Bector, Group Executive Director and Business Head at DLF Retail, said

"The four-storey mall will bring together close to 220 brands, with Shoppers Stop and PVR taking up some of the largest formats. A five-screen multiplex and a dedicated food court are also part of the plan. Bector pointed out that the project is expected to create meaningful local employment once operational which is relevant in a market where organised retail jobs remain relatively scarce."

The property was earlier known as DLF Avenue Goa before being rebranded as DLF Promenade Goa. As per Goa RERA filings, it's located at Plot No. 35, EDC Patto Plaza, Panaji, registered as a commercial project. The plot spans 18,120 sq m, with a covered area of 9,053.72 sq m and provision for 201 open parking spaces.

This isn't DLF's first attempt at Goa, the developer has held land and project plans in the state going back over a decade, with earlier ventures facing regulatory and legal delays. The Promenade project appears to be the one that's finally reaching completion, and the timing lines up with a broader shift in Goa's real estate story. The state has seen a steady influx of residents from Mumbai, Bengaluru, and Delhi in recent years, alongside a relatively affluent resident base and a visible shortage of organised retail infrastructure, a gap DLF is now moving to fill. Goa's residential luxury segment has mirrored this trend: villa prices in prime micro-markets such as Anjuna, Arpora, Baga, Calangute, and Candolim rose by roughly 22% in FY2023-24, and Goa continues to feature among the top choices for holiday-home buyers nationally.

The Goa launch follows close on the heels of two other additions to DLF's retail portfolio: DLF Midtown Plaza in Moti Nagar, Delhi, spanning over 2 lakh sq ft and now operational, and the soft-launched DLF Summit Plaza in Gurugram, covering close to 4.8 lakh sq ft, of which more than 4 lakh sq ft is retail and the rest coworking space.

Across its existing footprint, DLF operates roughly 10 retail properties including The Mall of India in Noida, totalling around 5 million sq ft of operational retail space, with a further 2.5 million sq ft mall in Gurugram under development and expected to be operational by 2029. DLF's malls collectively house over 1,200 domestic and international brands and draw more than 70 million shoppers a year. Most of this commercial portfolio sits under DLF Cyber City Developers Ltd (DCCDL), the company's joint venture with Singapore's sovereign wealth fund GIC.

The Goa entry also comes against a backdrop of strengthening retail real estate demand nationally gross leasing across India's top eight cities rose 23.2% quarter-on-quarter and 17.6% year-on-year in Q2 2026, according to Cushman & Wakefield, pointing to sustained occupier appetite even as new supply stays constrained.
